    So we had the second viewing last night, didn’t last long at all! He’s basically said he wants to buy it, but is going to the bank today to get sorted (assuming MIP!). I think the only way we won’t be getting an offer is if he’s rejected for an MIP!

    Well that was a waste of an evening getting everything ship shape, decluttered and me disappearing out with the dog, dog bed, bowls etc etc. The supposed viewing never happened - he never showed up :mad:

    Viewing was booked for 6pm and we decided that by 6.50pm it wasn't happening. Our estate agents shut at 5.30pm so we can only think/hope that he wasn't able to make it but by the time he knew, he couldn't get through to anyone to let them know.

    Maybe he'll rearrange? Or maybe not.

    Ho hum!

    Argh how frustrating! Our first ever viewer luckily cancelled – I think one bonus of our online estate agent is viewers can do things online such as cancel viewings and leave feedback. I think it’s easier for some people to quickly click a button to say cancel rather than call up somewhere (particularly if its a evening viewing when normal estate agents are closed).

    We panicked last night as our viewer was 10 minutes late (but was early last time!) so we started feeling it was a no show but thankfully he turned up. I think especially with first time buyers they don’t realise the trouble sellers go to when preparing their home for a viewing!

    It is actually a lovely flat with great views out the front window and you get the sun in the back garden until around 4pm and then it sets in the front garden. Really quiet as well apart from the cows 'moo-ing' across the road in the field haha.

    I just want to 'up-grade' to a house but I get the impression a lot of FTB's are able to skip a rung these days which good on them for being able to do so, but it's not good for me haha.

    Anyway, crux of the matter is that it will sell eventually...just when???

    Estate agent said he was very apologetic and wants to rearrange to come back tomorrow, if we wanted to give him a second chance.

    Well, we don't really have much of a choice do we? He could be the one, although with someone that disorganised I wouldn't expect a house sale to go through either swiftly or smoothly...

    PurplePow that's really good news about your second viewing! Sounds like that's pretty much in the bag (assuming they offer you a price you're happy with of course)

    It is very annoying when you spend a lot of time and effort getting the house ready for a viewing- making yourself scarce and then the viewer never turns up! We have had 1 so far. Also annoying when you get no feedback from viewers who have turned up. My EA has the policy of calling them 3 times and then giving up. I think it is a bit rude really.

    Well we have viewer number 11 tonight- we will be doing the viewing ourselves as it is out of hours for the EA. We have never done a viewing ourselves before- any tips?

    Plan is to clean the house top to bottom obviously before they come and then quickly show them round and then let them look round themselves. Is this ok?

    No further regarding offer... hope they are not playing the long game! Although I do wonder if the EA sets a slot aside during the day to do all negotiations and deals with any offers coming in, then leaves it if he has to do viewings. They are a small EA so its highly plausible.


    As for missed viewings. Annoying yes but I would always offer a 2nd chance. However that would be it, no further chance for them if they miss it a 2nd time! Thankfully all of ours have turned up, and generally 10 minutes early!

    Still no further offer. Both Couple A and B are reviewing finances (surely they should know what they can go up to by now!).

    EA has a plan of action which is to make either couple aware of each other and 'an offer is on the table' to try and progress negotiations. I did agree to the action but advised given they have experience, I would let the EA lead negotiation... although what I don't want to happen is for either couple to make a snap decision, put in an offer and pull out later...!


    Although we do have another viewing booked for tomorrow morning so at least viewings are still coming in!

    Ah the waiting is awful isn't it! Haven't heard from our guy yet... just hoping he got an MIP today??
