YoungBaker if I could thank you thrice, I would.
Having changed agents and dropped the price 15k, we have had zero viewings.
We are thinking about dropping the price next week as my thoughs are that if we HAD to stay we would have to replace to kitchen, bathroom and ensuite to make it the way we wanted and that would not add the value of the spend so we are as wel taking a 10K hit and (hopefully) get a sale.
If we still can't find a buyer, (market is VERY slow here just now) then nothing lost and I just have to get it in my mind the dream house won''t happen.0 -
Gareth_Hammond wrote: »Hi guys,
For anyone struggling to sell their property at the moment, please do not be disheartened. Whilst many agents may tell you that the "market is slow in your area" or that the market in general is slow or in decline, that simply isn't the truth. Yes, of course, there may be some areas that sell faster than others or achieve closer to the asking price but the market as a whole (certainly from my recent experience) is buoyant at the moment.
The property industry has changed quite drastically over the last couple of years and there are many more options out there for vendors, most of which aren't being fully exploited by agents. These days, marketing is key to a successful property sale (along with accurate and realistic pricing) so ask yourself, is your current agent doing everything that they can to maximise your chance of finding a buyer.
Then ask yourself are they justifying their fee, often in the multiple £thousand and ask if you might be able to get better, for less.
If you would like questions answering, any advice or just a sounding board about your property sale, feel free to message me on here and I'll be happy to help where possible.
So if someone is saying that their area is slow and not selling, you are saying that that just isn`t correct?

Does anyone else experience people just 'house viewing', with absolutely no intention of buying? Camper van viewers by the dozens, and no need for 26 acres, so why bloody look, and waste our time. I despair........0

Better off locking it. There are no mods. You'll have to approach a board guide. Although better off telling people to ignore it and post on the more up to date one.
DO NOT POST ON THIS THREAD AS IT'S OUT OF DATE. NEWER ONE IS AVAILABLE.2024 wins: *must start comping again!*0
