Oh I'm so frustrated. On the market now for almost 3 months. Only 3 x 1st viewings, no 2nd viewings and certainly no offers. I chose to go with an online estate agent, and paid up front for 6 months. The fees were 1/2 that of a local EA, however, I'm now thinking this was the wrong idea. I can see my 6 months come and go and I'll still not have sold
Theres been no feedback from the 3 viewings, theres no relationship with the EA, obviously quite hard to do if they're not local, so I'm feeling quite fed up.
I had 2 local EA's come round to value the flat, and haven't overpriced it compared to what they recommended, I just don't know what to do!
Shall I cut my loses and go with a local EA, despite their fee being ridiculous?0 -
Hello! :hello: On RM for just over 3 weeks now, about 10 1st viewings, one 2nd viewing, but I'm already SO over this process.. It's just looky loos at this time of year isn't it? No seems all that serious.
How do you all cope for months on end with cleaning every day, and then after all that effort and elbow grease dealing with let downs and no call backs and the staring at the phone WILLING it to ring.. I don't know. I'm obviously too sensitive.. It's my first time as a seller too. If you couldn't tell ...
If that's not enough, the agents think I'm insane because I insist on bundling the cats into the car and driving round the corner to keep them from doing something highly unsociable in the house whilst visitors are around. If you're a cat owner, you'll know precisely what I mean. They just have the best timing.

We have been on RM 3 weeks now and today have had our first two viewings booked in. We had been beginning to get a little worried due to no viewings but trying our best to remain patient, as we are living out in an area where the market is not quite flying yet.
One of the viewings is in the evening and we will need to conduct it ourselves, any tips?Saving for our next step up the property ladder0 -
House has just gone back up for sale after my last sale fell through on day of exchange due to issues with the buyers mortgage.
Had an open house on Saturday with 6 viewings and 2 offers made
On going to accept one offer turns out that the buyer had looked at multiple properties and put in multiple offers on properties and decided not to proceed with us
On accepting the second offer - buyer told estate agent that they didn't think they would get our property so put in an offer on another property and now did not know what to do, although they had not heard about that offer yet as there were 3 offers pending on that. If we have accepted offer yet they are willing to wait to see what happens with the others doesn't exactly scream we are commited to buying your property so we have gone to having 2 buyers to no buyers in 24hrs
What the Hell!!!
We are on the verge of our new build collapsing so really need to sell this property feel like crying!0 -
So our viewer this afternoon has turned into 4 seperate viewers/couples so very pleased with that! We were starting to panic we had, had no interest so am glad the estate agent is at least gettinf people in the door.
We shipped our baby off to the grandparents for a few hours last night and deep cleaned the whole place, we had already decluttered in prep for the photos so it wasnt too bad and I think the place is looking great!

I had jumped straight to the waiting to complete thread as we found a buyer quickly and our purchase was going through fairly quickly. We went back on the market last night as the buyer and their mortgage company were a nightmare. Not sure now whether to sell or put on a BTL. both come with their own pro's/con's and headaches !0

I sold with an online estate agent recently and they offered open ended marketing, no contract and a no sale no fee policy! We paid just £700 to sell our house and saved a fortune.
I've got to say I was really impressed with them. Super fast sale, person who was dealing with the property was available 24/7, and they sent us the offers the minute they got them which was quite late in the evening. They kept us continually informed of what was happening every step of the way. In the past, I've had to chase traditional estate agents to the point of total frustration. I know I'd be hard pushed to do anything other than online now.

So, I've had my first offer through tonight! Yay! 10% under asking price, so I've declined it (would have no money for a deposit for somewhere new)
Waiting game now, lets see if it increases. That was our 4th viewing who put an offer in, and just yesterday I rang our online estate agent to ask what they were going to do to help me get a sale. AND it came just 5 hours after they tweeted out the link to my flat on their twitter account to 20k followers.
I'm hopeful we can get to a decent price, dying to move!0 -
Had an offer on my house 2 weeks ago, offer was right on valuation so we accepted and reserved our dream new build. The buyer had a property to sell but assured our solicitor that they had investments to cash in to cover the purchase so we accepted.
Spent last weekend ordering stuff for the new house and on Thursday was hit with a phone call from my soicitor saying they couldn't buy before selling as the investment value was less than expected. To say were are gutted is an understatement.
Now got to wait on another buyer and will lose the new house.0 -
