    I think it only effect rather large houses and houses in London with talk of 'mansion tax'. I don't think its going to really cause much grief with those lower down in the price range. Its plausible though some people are holding off regardless because of what they read and want to see how the markets react to the results.


    Some people are just hard to get hold of. The one coming tonight and who has indicated that if they are to offer, it will be this week, they had a day or 2 where they were difficult to get hold of. Sometimes it happens, maybe they have gone away or just want more time to think about it before blurting their feelings back to the EA.

    We're not waiting for a buyer, we are the buyers.. however PurplePow could be right. We had a second viewing on property on the Saturday... the EA didn't bother to ring us back and we were obviously interested. We didn't want to appear too keen, and eventually I ended up ringing them on the Wednesday after the viewing to put an offer in. So there is hope! Fingers crossed :)

    Well we are now 2 and half weeks on the market- 10 viewings but no sale yet. In fact we haven't had any 2nd viewings only 1st ones so I am worried the house 'looks better on paper' so to speak. Does anyone have any thoughts? Also there is a lot of competition for selling 2 beds in the area as it is an old mill town so buyers have a large range of choice.

    I will give it another fornight then maybe drop the price

    Just had feedback from our viewings on Saturday


    The investor - loves it, is exactly what he is looking for - thinks it is a fantastic little house, but his wife is not keen hates the layout - he is arguing with her that she hasn't got to live in it and he is talking her around to a potential offer - so it's a wait and see


    The cash buyer - again really liked the house - but didn't like that you step out onto the street and that you cannot park directly outside the house - so it isn't what he is looking for


    The couple who came on Saturday and had second viewing yesterday - the EA cannot get hold of. The 2nd viewing seemed to go really well they bought the parents who seemed pretty positive and they were talking about where they could put their furniture and asking loads of questions. But I guess they are having a think about it or have decided against making an offer.


    We have a viewing today, a viewing tomorrow and just had one booked in for Saturday. So still plenty of interest which is a good thing.


    Although after the weekend we will be at 9 viewings and if we don't have an offer I might start to get a bit worried!!

    I've just had a quick google and apparently Labour are promising to scrap stamp duty for houses up to £300,000 for first time buyers. Don't think it will make all that much difference on the likes of our £140,000 house though as that only works out to be £300.

    Thanks for the replies though. Guess we shouldn't rule them out just yet - I think she works shifts as well so perhaps they just haven't been able to sit down together and have a chat about it all.

    Fingers crossed for everyone else with first/second/third viewings!!

    At 2.5 weeks, its too soon to drop the price. You need to time it right.


    If you believe the house is over priced and can show this by looking using like for likes on RM, then discuss with your EA on a plan to reduce it at an appropriate point. Reducing too soon can be as bad as being over priced. Did you get multiple EA's over to give you a asking price value?


    If you are still getting viewings, then I would suggest wait until they dry up. What is your feedback been like, you can base your future planning on that, IE you might need better photos being taken, maybe a further decluttering/attempt to make a room brighter (makes all the difference!)


    Of course, it could just be that the 10 viewers you have had are looking for something else and yours is not it.

    Personally, if one person really does not like it, then I would be weary of accepting an offer from them. We are in the same boat in terms of having 1 couple interested BUT one of their dads said the house was too small. Partners/family can have quite an influence on people and could pull out from pressure.

    Good vibes from all viewers is good. You can tell if something isn't going your way from body language. Fingers crossed. Its a lot to think about when your are a FTB'er, and maybe they have been working over the BH weekend so not had opportunity to get back.

    Yep, I think that as well, its a nightmare and you can easily jump to conclusions quite quickly if things do not play out at the speed you want it to, or read between lines too much. Our EA suggested it can take an average between 8-12 viewings before an offer is made. IF you are lucky, the right person is found straight away, but some people may be hanging on until they are either ready, or waiting for it to be on the market a while (not nice, but using this tactic myself to reach for houses *JUST* out of our reach in terms of price to put in an offer that's acceptable for our bank accounts, as well as not appearing to keen....)

    Problem here is the "when". Chances are this will not happen for a few years at least. Its plausible it may slow the market down a bit or delay those who are tentative about entering the market, but stamp duty up to that much is no longer a huge amount so those who DO want to move wont be put off by this with the new stamp duty scheme that was implemented recently.

    Thank you for your reply. We had 3 estate agents valuations varied from £120-£135 and so we went on the market at £127,950 but told the EA we can be flexible with this as we have enough equity. I guess it is hard to find comparable properties as ours is an ex-council house in a town dominated by two up two down terraces. So whilst our offers more space and a big garden people will have the stigma attached to living "on an estate". Even though all the houses on our road are owned and I have honestly never lived somewhere so quiet or friendly!

    I have just spoken to the EA- feedback from the viewing at the weekend was that they loved the house and the garden for the dog but that the husband would have to drive an additional 1 mile to work if they bought here (although the wife could now walk to work it would be so close). They still have some houses to see and they are not sure if they want to move at all now...

    In the meantime they have booked in 2 more viewers this week so at least they are still coming. We have de-cluttered as much as physically possible- or at least i think so! Here is the link for opinions:
