    Hi again!
    Well after being on the market for less than a week and 5 viewings, we have had two offers....one near asking price from a lady who has sold and is living with her parents!
    Our problem now is, the property we wanted and the reason we went on the market has sold! There is literally nothing else we like or can afford!!
    The lady knows our situation and that if we can't find anything we won't be moving, but I am now panicking ........ What if after a few weeks we still can't find anything? Renting is not an option due to various reasons? Any advice ??

    Well as long as you keep your buyer updated it may not be a problem. I wouldn't mind waiting at least a few months but someone else might.

    Considering it's took you less than a week to get 2 offers I wouldn't worry too much if the buyer does pull out. We've been on the market 5 weeks and only had 2 viewings despite dropping the price.

    Finally heard the photographer is coming Friday afternoon! yay!

    We researched quite a bit prior to having estate agent round and think it's reasonably priced, it's difficult as there aren't many comparables due to our property being quite quirky and our street being made up of so many different types of property. So for example there are 6 bed detached, a few listed properties, 1 bed terraces, 3 bed new builds, houses with bathrooms off bedrooms or downstairs (which apparently lowers value) etc. So if you look at the last sold prices on rightmove/zoopla ours looks expensive but the last sold was a very small 2 bed house which u couldn't get a double bed in without it touching both walls.

    But until the floor plans and photos are up people won't know the size of the property People always come into our house and say wow it's big, as from outside it looks small!

    I have had a gander at what else has gone on the market in the town and we look reasonably inline with everything else but I wonder if the 150-160 bracket is putting people off?

    Although the estate agents we are with have just sold 3 properties in our road 2 all 2 beds as big as ours but all renovated recently with parking - don't know what they went for but they were priced at 160-170 for 2 of them and 180-190 for the one with a basement room. They had only been on for 4 weeks so doubt the person who renovated them took less then the bracket but who knows!

    You could always ask the agent what they old for?

    I did this today, but for a property we are looking at buying and trying to figure out how much to offer. Suprisingly, I got a fair bit of info about houses that were recently sold, or still going through the motions and SSTC (although I was given a guide to these of 'sold with a slight, or a modest reduction) without giving to much away. I was surprised I got that much to be honest. One even went as far as digging out a recently exchanged property which has exchanged and gave my the asking and old figures!

    Losing faith with estate agent already!

    They have added floor plans now on right move, completely inaccurate! Not minor either! Currently showing that the stairs go into the bedroom and that the bathroom and second bedroom can only be accessed through the master bedroom! Completely missed out the landing.

    Gah face palm!

    Thats pretty poor! Our agents wrote all the garb and emailed us all the pics so that we could edit the garb and choose the best pics from the load they took. And so that any errors could be sorted before going on! Hope you get it sorted. If it was me I would not have put it up on rightmove until all the pics/text/floorplan were all present and correct though.

    I wish our agents were like yours ellie27. They have stuck garb on which I am also not happy with as they have described our house as a cosy cottage, which to me makes it sound small, which it isn't and it's an end of terrace so a bit misleading! So if I had, had a chance to vet that I would of! Now the floor plans, God knows what the pictures will be like when they go up!! They have been here 3 times so you would have thought they would have noticed the floor plans were wrong!!

    Any changes you want to make to the rightmove ad you can just tell your agent and it should be updated on the site within 24 hrs max, agents have access to go on and do that kind of change no bother. Even after vetting it first time there were still few things that were not quite right - the dimensions of the rooms - so I got them to change that a couple days later.

    Sounds like a nightmare!

    It's why I like using our online estate agent, I have full control over the advert.
