So we’ve never heard back from the man who came for the second viewing saying he wants to buy it. He mentioned going away for work from today quite a bit too, so we’ve given up on him now! He hasn’t responded to my estate agent yet. As it’s an online one viewers have the option of responding to feedback and make offers online, or over the phone, and he hasn’t done either despite them contacting him daily.
So back to the start! 3 months, 2 price drops, 1 viewing which led to a second viewing.0 -

It'd just be nice if they came back one way or the other wouldn't it, so you weren't left waiting and wondering.
Just had our estate agent on the phone arranging a viewing for this evening. Thankfully the house is mostly still neat and tidy from yesterday's viewing so not too much decluttering to do. Glad to get them out of the way in one fell swoop to be honest!0 -
Awe PurplePow that's awful, the least he could have said was that sorry he was no longer interested instead of leaving you hanging on. We did ask the vendors of the house we fancy questions about the house but we would never say that we want to buy in front of them.
The man buying our place stopped outside the house AGAIN yesterday, it looked like he was showing someone the house he's moving into.0 -
We had our viewer back for her second viewing this afternoon with her parents. I just left them to look round themselves.
They seemed to like the property- I did her her dad say regarding a
lean to porch on the side of our porch "it needs knocking down and rebuilding and that'll be £10-15k" ?! The porch is about 1mx1.5m with no utilities so whilst I do agree it needs knocking down I don't think it costs £10k to rebuild it!!
They also asked about the council owned garages which border our garden and if I know of any redevelopment which maybe happening (they are redeveloping them on the same estate about 1/2 mile away) so I said I will give them the name of the man we have been dealing with about buying one.
She then asked how many viewers we have had so I was honest and said she was number 12 and the 3rd person today which are both true! She asked if we have had any offers but I was again honest and said no. Well I hope I've not put my foot in it with anything I said! I rally like the lady so I would like it if she bought it! Holds breath...0 -
Selling a house is an annoying game isn't it?! Lots of ups and downs.
No contact from Couple A who have the current highest rejected offer.
Couple B, the ones who were sorting out their finances for what seemed an age offered a crazy low offer. So low its insulting with the amount of personal work we have put into the place. I know you have to start somewhere, but if you were seriously interested they would have done their research and would have seen that their offer was some way below even the run down repo down the road! I almost said to the EA to bin them off because of the time between now and their last viewing, and their crazy low offer. I bit my lip and just said "thanks for the update", knowing that legally they have to inform me about every offer, no matter how silly, or insulting it is!
At the moment, even if I get an acceptable offer, I am not sure if I could accept either of them given the time they have taken to faff around, what will they be like when it comes to going through the motions and getting the solicitors into gear... I'm tempted to give them an ultimatum, get to at least our minimum by the end of this week otherwise I don't want anything to do with A or B! Or am I just being to impatient about all of this? Is 2 or 3 weeks acceptable for negotiations to reach their conclusion from FTB'ers?! With viewers drying up again though since our first and only reduction, could this be our only hope and I jut need to sit on my hands more and let the EA do their work?!

PurplePow: Similar position to our Couple B. Came for 2nd viewing 2 weeks ago and only today got into 1st gear and made a silly offer as above. He may have decided to wait until he is back from work so he can put his effort in... but no feedback is a bit of a worry really!
Seanwinf: I really hope you sell quickly and not have to put up with the rollercoaster ride that selling a house over longer term is!!
Toddler9: Always difficult to know what to say really. I get the impression that our EA would prefer that viewers don't know about each other's seriousness, but at the same time I know they have told others about other viewers that were booked. Our Couple A and B didn't know about each other until offers started going in and we wanted to make progress. I would not worry about it too much to be honest, I think they may just be gauging the 'hotness' of your house to see if they need to press on with things or if they believe they have a bit of time to play with.0 -

Well at least our viewer turned up last night (after last week's double phantom viewer) although he only stayed for no more than about 12 minutes! Hubby said he was really difficult to read and couldn't tell whether he was interested or not. In the middle of a messy divorce by all accounts so didn't pry too much.
Heard nothing from anyone this morning. Still waiting to get any feedback from the couple who came to see it on Sunday and seemed to love it.
The one thing I'm learning from this whole process is that people love to really take their time and mull things over, so no news is not necessarily bad news. Although this is our 8th week on the market and 10 viewings down, we've still not had an offer. Not sure at what point we have to start considering dropping the price, or at least changing the wording - we're currently on at 'offers over'
Really am new to all of this and what to expect - last place I sold already had a buyer lined up and champing at the bit, so it never even went on the open market. Didn't quite appreciate how lucky I was!0 -
Have our feedback now! He is interested but is 'completing viewings at other properties' and feels our property is worth 10k less. Cheeky
I hate this whole game playing you have to do when buying/selling places.0 -
