    No, we're in England. Our estate agent suggested using offers over and using a lower price than sticking it on at 5k more, which is what other estate agents told us that we got valuations from.

    Although the interest has been reasonable I guess, there's seemingly something stopping folks from making an offer. Can only think it's the price as everyone seems to say it's a lovely house and wouldn't need anything doing to it. Size of garden and size of bedrooms are really what seem to count most against it :(

    I know there is mixed opinions, and estate agents seem to love offers over, but there has been threads on here advising against using it. Although, if you're priced low now because of it, then it might be best not to remove it!

    I was toying with reducing again and using offers over, but after reading on here it put me off.

    Well there is hope for you all... After 2 weeks of negotiations, we finally accepted an offer this morning of our minimum amount from Couple A. They did go to see the other property but decided that ours was the one for them!

    Couple B did put an revised offer in but was still below our minimum and it was suggested it was their max.

    Just got to validate their offer and get the memorandum of sale before eye take it off the market.

    Booked a number of viewings ourselves over the next week with our plan to stick in offers Monday next week!

    We also accepted an offer this morning on our house from the lady who came for the 2nd viewing last night with her parents!:D £2k under the asking price and she wants to keep the carpets, blinds and light fittings. I didn’t mess about with any counter offers as she seems very nice and wants to get things moving as soon as possible. The offer is £6k over my initial expectations as to what we would sell the house for so I am happy!

    Now to find a house! Booked some viewings this week but need to act fast as 3 beds tend to sell within 24-48 hours here!

    Great news Splank!

    There seems to be a lot of buyers offering way below asking price or saying houses aren't worth what they are listed for. I wonder if it is just because of how prices have risen and people are used to lower prices for the last vp few years.

    We accepted the offer from the investor last Friday. Instructed solicitors and have sent through all our ID. Not had the memorandum of sale yet though not sure if I should have by now popping into solicitors to pick up our id so may ask if they have recieved it

    Apparently his initial offer was 148 which estate aent said wouldn't be accepted so he upped the offer.Still concerned we have sold to an investor hoping he won't try and drop price at the last minute.

    Going to look at a rental property tonight, which will be available end of June, just to get an idea of what our rental budget will get us really don't want to be paying out for anything until survey is done!!

    I think the housing market is a little odd at the moment. Its quite slow despite what the media is saying so makes it a buyers market. Bad for our house, but good for our onward purchase I suppose! Swings and roundabouts!

    The house we fancy is going to a closing date on Thursday so we haven't put an offer in yet, our lawyer is going to call us on Thursday morning to see if we want to offer and how much, according to him and from what I've heard from other people the market here is going nuts at the moment.

    Still a long way to go, and not really set in stone, I want to see a survey booked before I really cement the sale in place! Until then, they are just somebody who is very interested!
