Our viewer called back today and upped the offer by a grand which we have accepted.
Unfortunately he's not proceedable as no AIP yet but we hope this is sorted early next week. Still on the market till then.

Decided to lower the price today by £5k to try and get some more viewers. Think my heart is deciding more than my head because of the house we want could sell any time. (obviously might not but dont want to chance it)0

Can i join please. Our house has been up for sale for 7 wks now, had 2 viewings. Had an offer way below asking so refused outright, EA advised refusal aswell as it was 12k under. Same people came back for second viewing so obviously thought they would up their offer, only for them to put in the same offer!!!! Talk about wasting our time and EA's time...Not happy.0

Thats exactly what we done, it should ping up a rightmove alert. We had 2 offers within 24 hours of reducing the price. And, like you, we secured the house that we had our eyes on!! That was the reason we reduced the price as the house we wanted was under offer then suddenly came back on the market.

Viewed house again, just offered full asking price..... however the clanger here is that the sellers want to move in 28 days as they are buying a new build and that's what the builders have imposed on them! I don't understand why builders impost such stupid limited time to do the deal in!
I just hope our FTB'ers are up for it... only concern is they have still yet to organise a solicitor nearly a week on!

We have also seen the house we want (which we had an offer secured on until our first buyer pulled out a week after offering) which is why we were so eager to get a sale.
It's still for sale so itching to get things moving so we can put our offer in again after the first fell through.
It's so frustrating because I'm a very organised and pro-active type of person and sitting waiting for things to happen is my worst nightmare.

Well, I am happy to report I can jump over waiting for exchange thread now. Our offer on our onward property was accepted this morning, and a cunning way to delay the sellers onward purchase to prevent the 28 day count down timer starting to give us an extra week. Its a risk but one worth taking, I just hope I don't end up back in here in a few weeks!
Its been an experience getting to this point and the stress and paperwork is only going to get worse, especialy knowing that there is a time limit! Thankfully we and our buyers have picked good solicitors, none of which are 'freebie' or 'cheap' sols through mortgage companies or brokers so fingers crossed!! Both ours and our buyers mortgages application apps are this week so a rather good start.

23/01/15:
First appearance on market for £140k. Approx. 8x 1st time only viewings. No further viewings 3 weeks prior to price reduction
27/03/15:
Price reduced down to £135k. Advised by alternative EA that we should expect acceptable offers around £132k mark.
Approx. 4x 1st time only viewings
18/04/15:
Couple A visit 1st time.
25/04/15:
Couple B visit 1st time.
Couple A visit 2nd time with 1x parent.
02/05/15:
Couple B revisit 2nd time with 2x parents.
05/05/15:
Couple A revisit 3rd time with another parent.
06/05/15:
Couple A offer £###,995. Couple A describe it as cheeky offer. Rejected. Under our minimum required and some way from asking price.
07/05/15:
Person C requests 1st viewing tomorrow. Arranged. No update of further offers from Couple A or Couple B other than 'reviewing finances', stalling tactic or thought they could get away with a lower offer than what we need. Plan to advise both parties of other interest to see if things can be pushed.
08/05/15:
Couple A offer £###,000, they offered this 'without prompt' from the EA. EA is going to prompt Couple B now, however we both suspect they are dragging their feet and interest maybe fading away. EA suggested to tell Couple A of our minimum. Need to discuss with Jill first.
08/05/15:
Couple A see that another house has just been reduced and want to review this before going forward. EA told them about £###,000 deal.
12/05/15:
Couple A offer £###,000. Couple B offered £###,000. We accept Couple A’s offer after hearing that they did see the other house, but preferred ours.
13/05/15:
Viewed our 'dream house' again (House A), got blindsided into a conversation about asking price and turns out the vendors simply want more than we can afford, and what we suspect as being above market value. We did verbally discuss £#00,000 (5k over where we wanted to be however....
14/05/15:
Placed offer with EA for House A expecting it to be rejected. It was, however discussed with the vendor that a 'small increase' may secure the deal. After discussion with the wife, we are unsure about this given the condition of the fixtures and fittings. We think the house 'is perfect, but needs work'. We have arranged viewings for 4x other houses, 2 of which are preferred but still have their down sides
15/05/15:
Call from EA about House A chasing increased offer. Explained that we need to review our position and have a number of viewings arranged on Sunday which will give us a good comparison and will be able to give a definitive answer on Monday as to how we want to move forward. EA suggested the vendors what to take the house of the market today, but I have asked if they could delay, or allow us to get back to them on Monday.
17/05/15:
Viewed House B, and put in an offer the same day of £###,000. Requested update from EA regarding our buyers.
18/05/15:
House B offer rejected. Requested 2nd viewing tonight which has been accepted.
Our EA has confirmed that Couple A have been able to prove their finances and are just awaiting solicitor information to progress the paperwork. Sold sign now up and showing as SSTC on Right move.
2nd Viewing of House B went well and we offered full asking price of £###,950. Sellers EA have advised of 28 day limit.
19/05/15:
Offer accepted on our onward purchase! We have managed to extend the 28 day limit by inserting a delay somewhere (sellers EA and sellers are in agreement).
Our buyers mortgage application is tomorrow, and ours the following day. Our solicitors instructed and given information they need and are aware of 'the delay'0 -
