    Hi! :hello:
    I hope it's ok to join? I'm in Northern Ireland where the property market is much slower than all you lucky people seem to be experiencing!

    My house went on the market in September. Six viewings so far. As it's in very good condition I repeatedly asked the EA if it was over valued. They said not, but I reduced it by £5k in November, with no effect. Had an offer £17k below original asking price but was advised against 'giving it away'.

    Last week I got two more EA out. They valued it at £25k and £20k below the original asking price. I'm now £15k in negative equity, despite having put in a new kitchen, bathroom, heating etc. Very disheartening.

    After lots of tears I instructed a new EA on Thursday. They are hopefully going out to take photos tomorrow so fingers crossed it is back on the internet this week.

    Working nightshift, planning a wedding (I'm getting married in August) and trying to sell a house whilst living 25 miles away....it's fair to say I'm a little stressed!!

    Sent an email to our EA yesterday asking for an update as to where we are with our buyers. Not had anything other than asking to confirm our solicitors.


    We put in an offer (although feel a bit daft now thinking back, viewed in the morning for the 1st time, then placed an offer by email in the evening after viewing 3 other houses - we do like it though, already live in the area where this house is so not completely bonkers.... but what is done is done!) on a house that we like, just awaiting to hear back!

    You put in an offer by email? The experience I have had makes me think estate agents dont actually read their emails!! I would have made an offer by telephone or email/fax is fine if submitted by a solicitor. I would call them up to check they received your offer.

    Yep, via email in 'letter form' (IE my address, their address, date....). Got confirmation through a couple of hours ago that he has read and forwarded it on :)


    Saying that, we offered via email to another EA and they put if forward no problem, I suppose it depends on the EA!


    Doing it via email means I can get it 'verified' by the Mrs as talking over the phone could lead you to saying something you don't really want to!


    No update from my EA however about my buyer, they are usually quite on the ball..... will give it until just after lunch and give them a call.

    Ah thats good you got confirmation they had your offer there, I was thinking you had put it in email and heard nothing back.

    Initial offer turned down (no surprise) so rather than making a 2nd offer, I have asked for a 2nd visit tonight, confirmation as to what's being left in the kitchen (there was an unknown over the fridge/freezer), confirmation of electrical certs for kitchen and garden, and a quick discussion of the party wall agreement for next doors extension (in process of being built).

    How not to do a viewing...

    I'm with an online agent so do all the viewings myself. I began by walking round with viewers but felt a bit of a spare part with the 'this is a bedroom, this is another bedroom, this is the third bedroom' patter so I now accompany viewers downstairs but send them upstairs by themselves.

    I did this yesterday. Quick scout round the house to check everything was okay before the viewers arrived, and a quick spray of room freshener in every room. Sent the viewers upstairs by themselves, then a quick walk round the garden and off they go.

    I then went upstairs to check everything was okay before the next viewing and there was a dead bird in the middle of the floor and feathers everywhere (including hanging from a cobweb I'd missed)! Bl**dy cats! I'm sure it gave the viewers a giggle as they drove away.

    Just got a message of the wife, sold sign has now gone up on our house, more real now! :D Just awaiting for solicitor information from buyers (finances proven). TBH, a slight delay here might work in our favour so we can get ourselves ready and just go full steam ahead assuming we can strike a deal with the house we want!


    Will have to migrate over to the awaiting exchange thread soon!
