I'd be allowing, nay positively encouraging, the new lodger to store his stuff there before she arrives. Re-inforce the 'no room at the inn' from the start.

I'd also be investing in a tin of paint to 'freshen' the room for the new lodger. She'll be less inclined to stay in the paint fumes. Or I'd 'break' the heating in that room/feign a leak/rodent problem....

But then, I can be a real cow...
