    Eek, hope your offer gets accepted and also you get the mortgage you need.

    My thoughts (please feel free to ignore).

    Re debts - couple of options - 1) keep as you are, 2) use family say your mum to help and then pay off later (but not declared to mortgage co ;)) 3) hate saying this but can you consolidate to your new mortgage so you only have one "debt" going forward.

    Re the land - you mention you have possible other income sources from this, can you turn this into something more viable, business plan or the like, e.g. rent from liveries if you have spare stables, dont know if this could be classed as "extra" income that you can use to raise your mortgage figure somehow??

    Another thought which is one that you may not want to hear, is no matter how much you love having the animals etc at home, running the land etc it will be full time and unless you can find someone to help run it, look after then when you are ill or if you want to go on holiday then you are stuck. Myself in an ideal world would love the hoss in the back garden, never in a million years in my financial situation at the mo lol but although I dont love having to pay the hoss livery each month I am lucky as can go away at the drop of the hat if needs be and my hossie needs are taken care of. I am very lucky in that my hoss is 5 minutes walk away from my house at the moment but know life isnt always good for others. Only thoughts really as yard owners where I am now work and live together 24/7. We liveries have rallied round so they could take a 4 day break away and hopefully they will be able to do longer later in the year, but its a hard time for them and working and living together takes its toll and its very tough. Not saying same for you and dont want to put a downer on it all and I assume you have thought it all through just want to add my thoughts.

    Hope the above makes sense, I am keeping everything crossed for you as sounds like a fantastic opportunity, and I would do it if I had a chance, even with all the hard work :D

    Eeeey it appears I've not updated for a while - I am too busy chasing my tail.

    Well things have been very up and down and we have done I don't know how many 180's and I'm not even sure where I am at the momemt!

    Firstly, thank you for your words and BB, some good thoughts - much appreciated.

    So the great news is there is a lender who will (supposedly, nothing is done until it's done IMO) lend the money in my current situ (BB, only I know about my current situ, and Mam). So that is fantastic news. The bad news is there is a huge get our fee (5k) and DH rightly doesn't want to pay that. We don't have to if we stay with current company who we don't think will give us what we need. I still need to sit with them but I also have a broker on the case so for now, I am leaving it in their hands.

    Our house is on the market, it was, wasn't and now is. The amazing news, not sure if I said, is they have accepted our offer (which they should as it matches the other people's) however I'm now waiting to see if and how quickly ours sells as if we're in a strong position, then I may ask them to soak the fee we have to pay and drop 5k but it's all IF's at the mo.

    So waiting for viewings and offers now.

    Needless to say, the purse strings are even tighter than before!

    I hope it all works out, Perhaps paying your debts in the surroundings of your dream home would make the debts a bit easier to deal with :)

    Morning :)

    I am well aware that I am not posting as often as normal though I am still reading. As you can imagine, my days are soaked up with the moving hopes and dreams (and panics and cold sweats) along with an extremely busy time of year.

    Great news though - first people are coming to look around tomorrow and they are chain free so watch this space.

    It looks like the potential new mortgage company, at the moment, would be the ones to try as not only do they appear (if they will is another thing) to be able to lend what we need in my current situ, but they have the lowest monthly rate too.

    So maybe by Friday we will know more wrt an offer from the people tomorrow.

    Haha I can imagine ! I lost over a stone when we sold our house it was the most stressful thing I've ever done and the best diet I've ever been on :D
