Not enough interest in my home that I need to sell, any advice please?

    Have you thought about renting it out for 6 months. A friend did this when they couldn't sell their home and the tenants ended up buying it.

    Regardless of what someone has spent on a house, how nice it looks or what estate agents and mortgage valuers say its worth, its only worth what someone will pay for it. Unfortunately at this point in time nobody wants to pay 270k and I suspect its because of the time of year and the £8100 stamp duty. If you need a quick sale you will probably have to sell it for 250k, if you don't then you will have to wait for Spring and hope someone loves it enough to spend that on the stamp duty.
    That house would be worth 675k round my area and would be gone in a few days. Looking at the photos you have done a great job and I would not be spending anymore on it because to me it lookslikw whoever buys it is getting fantastic value for money but then again I dont know the area.

    Reiterating comments from others
    - stampy duty ceiling
    - high price relative to salaries in the region
    - the odd furniture (arguably better off with plain rooms without black leather cushions)
    - kitchen won't be to taste for money, but difficult to change

    Of more practical help - if you're selling it as an executive home, market it as one and find an estate agent comfortable in that area. Would it suit executives in swansea? (You're with a pretty local agent, could a properly Swansea based one do better?)
