Not enough interest in my home that I need to sell, any advice please?

  • No you are correct, I am actually very grateful but sad that the AE said nothing at the time and gave no advice. It is my first home sale so I have a lot to learn.

    The photos won't be the reason your house is not selling. 90% of the time it's price, but considering you have only had 2 viewings through the door I would seriously be questioning the agent and what they are doing.

    Arrange a meeting with them, ask them what they think problem is. Ask them what their thoughts are on a true selling price.

    If they aren't doing the business, when the contract is up. Go with another agent.
  • Thanks yes I thought perhaps a meeting rather than just the usual phone calls to the EA may help. The price has just been dropped by nearly 20K last week, but actually it was me who suggested this, so maybe I should give them another week or so and start considering another EA. I have not signed anything but presume I will be tied in for 3 months.

    Knowing the area I say you're in for a long wait or if you need to sell, more like 249k. Its a nice house and a pretty good location - I sold one a few miles from you but more rural, 9 beds/4bathrooms/4 reception rooms and 1.5 acres for your asking price though yours is in much better condition.

    Looking at a house that's just been freshly painted makes me wonder what has been covered up.
  • Maybe the seller just gives efforts to bring the house in the best possible condition for the new owner :) I can't see anything bad in that.

    A F2F meeting is worth a hundred phone calls. The EA does what you instruct them to do, just like the window cleaner.

    Are you tied in with your agent? Only 2 viewings seems pretty poor. Maybe you could go multi-agency?

    That said, I think the higher up the market you go, the fewer viewings you get. My friend was on the market at the same time as me - her house was smaller and £150k less, so a different market - she had 30 viewings and I felt disappointed with 10 in the same period. We both sold, for the prices we wanted, but hers went quicker.

    2 is a bit rubbish though! Ask the agent to justify why.
