Not enough interest in my home that I need to sell, any advice please?

My honest opinion is -
21 & 22 Z-beds? They look weird, cover them up completely
Kitchen looks like grandma's, which people coughing up over a quarter of a million quid may not be impressed with
I have no idea of the size of the conservatory or the utility room. The sizes may be there somewhere but they're not obvious.
Hope you manage to shift it without experiencing too much financial pain..................

Honest opinion then.. the kitchen units are very old fashioned.
All the bathroom items are old fashioned, and no one really fits bidets theses days.
one shower room is just too cramped with the tall unit and bidet.
the main lounge looks messy with furniture placing, floor seating just looks strange, the leather settee would be better placed facing into the room.
Your wall pictures throughout look mismatched and out of place, as do the other wall decorations.
All tables need nicer dressing too.0 -
Alright, basically it looks like what is left of the furniture after I moved out is not really helping, so I will give it a rethink. I hoped that people would be interested in the house itself and not the furniture or decor as everyone has their own taste. I am going to remove the leather floor cushions and Z beds and also remove the glass dining table from the sun room. I think I will then arrange for some new photos and see what happens. I guess there is not going to be much hope of a sale this time of year anyway.0

OP, I haven't read the other replies and am not familiar with your area or what houses sell for, but imho whilst the house seems of a fair size it does look rather dated in certain areas - the bathrooms particularly - and as though quite a significant sum will be required to update these.
Newer houses are not my thing - we have never owned anything newer than 1930s and that was an addition to a Tudor house - so yours is not to my taste anyway, but even so, whether I were I to want a more *modern* home or not, I would expect the bathrooms to be larger, more spacious and better planned. A bidet, for example screams 1980s/90s to me
Does the floorplan give the total sq footage? Sorry, but if it does I can't see it - I always want to know how big the total floor space is before viewing if possible.
You seem to have way too many pics - we have recently accepted an offer on our house and despite it being a four bed, 2500 sq ft house, our EA only used 15 pics, with only the large kitchen/breakfast room and garden warranting more than one - and yours are rather muddled to my eye. I couldn't understand the purpose of the seating arrangements on the living room floor, either......
Sorry, but imho it must be down to the price.....
Our EA was told from the outset we wanted to sell quickly as we had already found our onward purchase (that was sitting empty) and that we wanted to price realistically in order to achieve this.
Instead of the EAs suggested price (and this was after getting five in to value it) we initially went £15k lower.
Despite this we found that during the first four weeks we only had three viewings and no offers. We dropped the price - to £10k over our *bottom line* - and suddenly had a handful of viewings and three offers (one at AP) within two days

Just one thing that came to mind quickly as I flicked through the pics on the listing..... a lot of the curtains/blinds are closed - get them all open!
Pic 8 - lovely and green outside the conservatory but some blinds are hiding what would be a lovely pic!
A lot of white net curtains - open them up and let more light in.

Here's a tip. Get some cardboard boxes and arrange them so they're the same size as a double bed then chuck a throw over them and two pillows..................

I live in south east cornwall and houses below 200k are selling well. However, things in the 200-300k price bracket are not selling at all. I think there are a lot of first time buyers out there accounting for the lower priced houses selling but maybe not as many people upsizing.
I think maybe it is just the way the market is at the moment and maybe a lot of uncertainty means it is more that the buyers aren't about rather than there being anything wrong with your house.0 -

In our village and the surrounding area houses up to around the £380k mark and those over £700k (one was £4 million :eek:) seem to be selling relatively quickly. We were in the £400k+ bracket and were reminded by a very kind (not - grrrr!) neighbour that we could be in for the long haul. Not wanting this we dropped to below £400k and the offers started flooding in
We did a *price per sq ft* comparison between our newly restored house and local comparables and found we - at our new price - represented very good vfm.....so achieving a sale was a no-brainer!Mortgage-free for fourteen years!

Without looking at the photos (plenty of others have given you their thoughts on these already) I note that you say it is the biggest house in the road. This rang bells with me, having just sold a house like that. We put a big double storey extension on and it was a gorgeous, recently renovated house. Viewers who didn't offer said they were out off by the mix of houses in my road, and the fact that mine was the best house in it. (even though it was quite pleasant enough, everyone looks after their homes and all have been extended over the past 50 years!) if it had been in a different road in the village mine would have sold for 650k instead of 570k, but it can't be helped.0
