Not enough interest in my home that I need to sell, any advice please?

What you say is correct, it has to be said though that the house I am selling is substantially larger than all those mentioned, It is over 2000 square feet including the new extension and sits on a 6500 square foot plot that is not overlooked at all. There are 4 brand new double wardrobes that are staying in the dressing room, their cost alone 1.5 years ago was well over 5K and all the flooring is done as is the tiling. I know that the cost of all of this wardrobes and tiling and flooring etc.. has to be met by the buyer in a new build and they are soooo much smaller. Having said that, I may well consider an offer of 250K if it was serious and the buyers could proceed but sadly I have not had the viewings to generate any offers at all as yet.0

It's storage space. Nothing more. Would I pay £5k for 4 wardrobes. No I wouldn't. A £1k of that cost is most likely VAT. Out of the remaining £4k the material cost probably isn't much at all. As will be veneered not real wood.0 -

Agree - fitted wardrobes unlikely to add any value, people may even
want to rip 'em out!
Also agree with many who have stated price is your issue. The lack of viewers and offers will be resolved by more time or less price!0 -
Odd seating arrangement in lounge, would make me wonder how to place sofas etc to make ignore work
Dark dated kitchen , if I was a buyer my first thought would be I need a new kitchen....whats the 2nd part used for ?
Hallway awkward and dated
Conservatory , pull up the blinds for pictures , again looks dated
Dining room , remove nets they look like they ars hiding something, again dated furniture and decor
Round table and mismatched chairs ...why another dining room
Dated bathroom fixtures
Bedrooms look like student let with camp beds
Buyers have little imagination and there are too many pics screaming work needs doing to update a house that has been probably priced at top end
Loose a load of pics to entice buyers in to see the house I would suspect a lot have ruled out a viewing

Actually the fitted wardrobes are solid ash wood, but that is not the point. I am not selling furniture, I am hoping to sell a home, unfurnished and at a price nearly 50k below the valuation of 3 EAs 4 m ago and 70k less than my last mortgage valuation 2 years ago. A fully fitted dressing room with solid wardrobes is probably not standard in a 250 to 270 k house, neither are 4 reception rooms and a separate study. The kitchen cabinet and utility room cabinet doors could be replaced and so can the bathrooms, but is that really going to make a house this size unsalable for the price of a tiny new build 3 miles down the road exactly half the plot size, I don't know.0

I would definitely be interested in this house, if it were in my area. It doesn't look like there is an off-putting amount of work to do. Everyone has their own opinions on what they'd change in a house (I was shocked a viewer on mine wanted to rip out all the very expensive fitted furniture in my bedroom, but I didn't care as long as they made a good offer). I would be planning to make the following changes, and taking them into account when considering how much I would offer on your house:
- Change the gravel out front to a lawn - it looks a bit bleak - green would look nicer!
- Carpet the lounge
- Swap the black kitchen tiles for something lighter, and get rid of the island unit, which to me makes the kitchen less usable.
- Box in the understairs with panelling and a door to make it tidier.
- Carpet the bedroom, and eliminate the step, if costs are not too prohibitive.
- Immediately get rid of all three bidets to free up space. Eventually, but not immediately, refurbish the more old fashioned bathroom and shower room.
Things you can do for free to smarten it up:- Lounge: Store the floor cushions away, move a rug to the centre of the room, in front of the fireplace, and group the chair and sofa around it, to make it seem more sociable
- Open the blinds in the conservatory, unless they're blocking something ugly outside. Same for the net curtains.
- Tidy away what looks like stacks of paperwork on the open unit in the dining room (it makes me think, is there not enough room to put things away in this house? will I end up with piles of things out too?)

Sounds like the problem is not the house but the location. People would pay that money if it was in a different location, but your location doesn't attract that sort of £££. So possibly you won't get value for the extension due to their not being a demand for that size house where it is.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. That is probably very true. I get the impression that buyers tend to remain local and tend to move within a relatively small patch where I live. I suspect if there is nobody wanting to buy a home in my village costing 250 to 270 k at this time I am not going to attract interest even within a 5 mile radius. Perhaps I just need to wait and see.0

Can I just say that people suggest so many things for this lady to do to sell her home, unless you think she has won a small amount on the lottery then how would you expect someone to pay for all these things
Yes you can stage the rooms differently or add a lick of paint but new carpets, kitchen, garden and so on, People do not have that kind of money.. Lets be realistic here0
