Not enough interest in my home that I need to sell, any advice please?

I think you are looking for local buyers.
People from England often move westwards on retirement, both for the scenery and better value, but to be blunt, Llanelli isn't likely to be in their top ten locations.
I know there are great beaches and wildlife areas nearby, and Swiss Valley is one of the more picturesque areas, but that part of Wales just isn't likely to be on many people's radar.
Also, those seeking an idyllic retirement are looking for smaller, properties in quaint locations. Often, they get it terribly wrong, of course, but that doesn't change what they do!0 -

Yes you can stage the rooms differently or add a lick of paint but new carpets, kitchen, garden and so on, People do not have that kind of money.. Lets be realistic here0 -
It's a huge house. How many people need four reception rooms? It's probably too much for your average family on local wages, and doesn't have the rural location and period charm to tempt wealthy retirees.
I don't think tarting up the decor here or there is the issue; it unfortunately has a limited pool of potential buyers.They are an EYESORES!!!!0 -
Everyone is correct, but I really don't have any surplus to invest in anything more. I think the extension, new appliances, brand new central heating, granite, extensive patios ate up every penny! I also think that 270k is not really a premium price for what is on offer here in the new build sector in comparison.3 receptions and a conservatory could be used for other things, family, lounge and diner take up 3, so hopefully not a massive negative, I hope. I just assume that people thinking of a smaller place will see it as reasonable value for money, I hope.0

It's difficult, but I suspect the pool of prospective buyers who want four reception rooms and four double bedrooms and who want to live in your small area is vanishingly small. You may have improved it far beyond it's worth to anyone else.................

Have to say I was not attracted to it.
First thing is it looks gloomy, very gloomy.
You need proper lighting in the house for the pictures for starters the gloominess is off putting.
Also one bathroom looks very cramped a cupboard door will not open.
But you really have to do something about the lighting, it must be knocking £40K off the value.

You know there are many who cannot find £5 -£10K . The problem is that people today wanted everything perfect and done for them . They have no vision and cannot be bothered to develop their home over time. If everything was done as suggested they still would want want a massive reduction in the house price.. People are greedy0 -
The house is nice but only suitable for a limited number of buyers so you will either need to wait, probably now until next Spring as lots of people don't want to move in the Winter or you can reduce the price if you can afford to. To be blunt I think you may have overextended it and not everyone wants a 2000 square foot house. I would not spend any more on it if I were you, you would do better reducing the price to nearer £250000 which is the price other houses in your area have sold for. Thanks, I think you are absolutely correct.
I would imagine that the likelihood of a sale before next spring is very small and I may just have to accept this and wait. Spending any more is very difficult for me now and almost certainly will not add any value in my particular case. When I extended the house I had no plan on selling ever and planned for it to be my last home, unfortunately family circumstances do change and I have now had to move away. For me, space was always an important thing and I always felt I needed more. Obviously many people do not share the view, but surely if you can get more house for a similar price it would be tempting for someone out there?0 -

You would think so, but the stamp duty threshold is also working against you. Houses at 250-270 are difficult because people rightly balk at paying an extra £5k in stamp duty.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
