Thanks, to all who have commented. I think the garden pictures must be quite poor as it actually has a very large garden with 2 huge raised patios again perhaps something I can portray better.0

Yes definitely get better garden pictures! I think most people looking for a house that size would want a big garden too.0

Might be a good idea!
I would get rid of photos 18 and 19 as the bedroom looks pokey due to the angle it is taken at.
I would also remove some of the bathroom photos, 13 and 23, as they do not add anything.
There are a LOT of photos. Perhaps take some off and leave something to discover when they look round!
You also seem to have THREE dining tables plus a breakfast bar! It implies more space than is needed.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
It seems well presented.
I would try to get your agents to add a 'normal' floorplan, either as well as, or instead of the '3D' one, as that one is not at all easy to read. Is the dressing room accessible from the master bedroom, or from the landing, or both?
It may be worth trying to get a bit of color to the front garden - all that paving and chippings look a bit bleak, to me.
Pic6. looks very cluttered - could you retake the photo without the pampas grass in a vase and whatever is in the long white box on the left?
Pic 7 makes the room look really narrow.
It would be helpful if you could get the pictures labelled to show which rooms they are.
The bedroom in picture 20 and the bathroom in 24 look quite dated compared to most of the rest of the house, and I think a lot of people may not like the kitchen, especially the black wall tiles, so I would expect potential buyers to be planning to do some further work to the house after moving in, which is likely to affect what they are willing to pay.
Is the room in pic 22 big enough for a double bed? If so, can you put one in there? From the picture it doesn't look as though one would fit.
Over all, it looks like a nice house but the details don't really sell it or persuade me that it is worth more than other's in the area. Maybe have a go at rewriting the details to highlight why it is worth it!All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
Thanks for the comments, very interesting, the photos are clearly a problem. The bedroom in 22 actually used to have a king size bed but I actually have already given it away to a friend so I cannot get it back. Number 21 had 2 single beds but again I did give them away before I moved. The black tiles on the kitchen wall are actually solid granite matching the countertops exactly but I suspect they may not be to everyone's taste although they were really expensive. 2 bathrooms probably could do with updates but is it really worth replacing bathrooms just so I can get the viewings, I am not really keen to spend much more as I have already overspent on the extension. The house benefits from a garden that is not overlooked at all and actually it has distant sea views from upstairs which may be a bonus. It is all very sad that I need to sell but moving close to family has had to take precedence.0

This is what jumps out at me. Breaking the ceiling price on a road is often difficult, especially if it is in an area where houses are not in high demand.
It's hard, but just because you have spent, say, £60k, doesn't mean that anything like that will be added in value. When we sold during the recession, we had to accept that our extension had added very little value. However, we had 18 years of enjoyment from it.
I applaud the fact that you didn't try to sell at the agent's so-called 'valuation,' which was clearly bonkers.0 -
#1 problem is over-developed for the location, you're asking way above what anything close by has sold for which is always a challenge except in a rip-roaring market.
Foorplan is unusable
Anyways, on the pics -
Curb appeal is limited, that's a lot of gravel and pavers
Old fashioned oak kitchen doors
Clutter in hall/under stairs
Pic 7 not sure about the bean-bag/cushions on the floor...
Pic 11 and 12 - can't understand two sets of table and chairs
Pic 13 old-fashioned sanitary ware
Bidets in Wales!!
Pic 21 looks all squeezed in with that tall cupboard
back garden nothing special
The air-con unit in the lounge is perplexing
Overall the house strikes me as an odd mixture of styles, with the oak/pine and Victorian sanitary-ware alongside modern decor.
It's not aspirational for an 'executive' home being furnished with what appears as mostly Argos/Homebase type items e.g. the tubular fold-out beds.0 -
That is true, I am not really expecting to gain anything out of the extension back in terms of value. The extension added a bedroom with study, large ensuite and a brand new sitting room so I just hope it helps attract buyers as the majority of 4 beds in the area are substantially smaller.0

The house is what it is I cannot change it all now, the pavers on the drive actually make up 3 decorative feature circles, I hope it looks nicer than plain Tarmac. I have priced it to allow potential buyers to replace the 2 original bathroom sets if needed but I would hope the house could be lived in for a while without this. It would not be financially possible for me to make major changes at this point. I do not think the price is unreasonable for a 2000 square foot home in South wales?0

I couldn't get a sense of a big bathroom. I thought the photos made the bathrooms look cramped. I agree the house looks dated.
Can you borrow or rent some furniture for better photos? Things like a larger bed, sofas in the front room instead of cushions on the floor, maybe remove some dining tables or turn one into an office or sewing room or some other layout to make the house seem more usable?Debt at highest: £8k.
