Not enough interest in my home that I need to sell, any advice please?

I am hoping to sell my 4/5 bedroom detached home in South Wales ( we are an hour west of Cardiff). It is situated in a very nice cul de sac where homes rarely come to market. A couple have sold for £250K in the same cul de sac however my home had a major two story extension in 2007 with major upgrades to the kitchen, utility and outside patios and drive. It is the only house of this size in the road. 3 EA have valued it at 300-315K. I started in August at £289K and have recently dropped the price to £270K and I simply cannot go any lower. I have only had 2 viewers who are not in a position to buy but neither had any negative comments. Is there a problem with the photos or presentation please?

    It's a lovely home. So it's maybe the price that's the problem but as I have no knowledge of the area I've really no idea. But it looks very salable to me.

    There's nothing screamingly obvious about the pics to put me off. If we're going to be picky the bedroom in pics 18/19 looks quite cramped, the bathroom in 20 would work FAR better without that storage unit. The bedroom in 22, with that single bed, makes me mentally try and make a double fit and come up with the assumption it wouldn't. The furnishing is... individual - OK, it's not staying, but it makes me wonder what the decor (which will be) is like in the flesh.

    The pics are very badly organised - where there's more than one of one room, put them together! I got a bit lost trying to figure out which rooms are which.

    At least there is a floorplan, albeit so small and gimmicky-3d as to be more-or-less unusable - it looks overly-busy and cramped from what little I can see in it, and it doesn't really seem to scale to the frontal photo.

    The thing that leaps at me from the description is why are you so desperate to sell, given that you've clearly spent a lot recently.

    Without doing too much digging on the relative areas, a very quick search shows a fair amount of competition - nearly 60 properties between £260k and £280k within ten miles, but not one within a mile of you, and only a handful within three miles. Should that tell me something about the area? Apart from that, quite simply are there enough potential buyers to go around...?

    its gorgeous and a lot for the money... it's definately the space that we are looking for but unfortunately wrong location.

    I'm exactly in the same position just stupid time wasters that didn;t even have their property on the market and others that didn't turn up for the viewings... it's just bad luck.. crappy market

    hang in there and wait thats all we can do.... but why do you want to sell a beautiful home....

    I think sometimes bigger more expensive houses take longer to sell because the target market is smaller. I know a couple of people having similar problems. If you drop the price any more, people will want to pay less than 250k to avoid the stamp duty increase. I'd leave it where it is and wait if you can, the market will pick up next year but I think it will be slowing down as we get closer to Christmas.

    The pictures of the room with the white wardrobes could be better, and the garden pictures don't really show how big it is, but nothing stands out as a big turn off really.
  • Thanks to all of this who have commented. I have had to move to be close to family and that is the only reason for the sale. The area is quite a nice semi rural part of Llanelli but very close to all necessary amenities.
  • The are itself is one of the more sought after in Llanelli albeit I have to say that there may simply not be enough buyers looking to move now.

    It looks nice, other than a rather small garden for a house that size.

    Within a three mile radius there are 48 cheaper properties than have 4 or more bedrooms.

    I guess it is just the type of property that is in low demand that will take a long time to find a buyer for unless you drop the price significantly.
