Not enough interest in my home that I need to sell, any advice please?

  • Much the same story as this seller, house much larger than the rest in the street, developed at some cost to their taste then obliged to sell.
  • :wave: Hello OP, we are almost neighbours! I live about ten minute drive away from you.

    You live in a nice, desirable area of Llanelli so I don't necessarily think that location is an issue.

    Do you have a view of the reservoir from your property? Or of fields? If so a picture of that may help.

    I agree with the other posters that your pictures need redoing, some are wonky. Also maybe declutter a few items to make it less personal e.g. rugs, pictures and the items in the bathroom! The strange chair cushions look odd in the lounge (in my opinion).

  • Also, could the new builds at Stradey, Machynys and that site at bottom of Station Road be too much competition for you? I've no idea what they are selling for what price but may be worth checking that they are not direct competition.

    It looks like a lovely house but the step over £250000 means the stamp duty triples and there are other 4 bed houses nearby which are under that. At a very quick cursory glance there is a 4 bed just down the road on for £230000. The stamp duty on yours would be more than £8k if it sold for £270000 whereas on a £230000 house it would be £2300. I am not sure what the job situation is like in South Wales either? I do not think it is the house which is the problem but the price and as someone else has said bigger, more expensive houses take longer to sell unless they are in London or the Home Counties as presumably jobs more plentiful there.

    I have a friend who lives in your town, so I am used to seeing super-cheap house prices. I suspect there are few people in your area who can afford your price.

    My comments:

    1] What's with that odd seating arrangement? Most bizarre.... makes me wonder "what sort of people" you are - are you running a cult there?

    2] Pic 8 - we can lose the teddies.

    3] Kitchen's got way too much black for my personal taste, which isn't a problem if that's the only issue.

    4] Too many repeat photos of the same room/s.

    5] Pic 13 - awful picture, shows too many pipes.

    6] Pic 17 - bidet. Never seen one in real life, bit scarey. Pic 20 - another bidet, makes the room look crowded. Can you even open that storage cabinet door??

    7] Detached - photo 1 makes it look like it's actually a semi.

    8] Floorplan - unfathomable, illegible, weird/small. Needs a simple plan, not a 3D one.


    I was left feeling it's all a bit odd, you might be a bit strange... is it let out to students/sharers? It all seems to be seating, or loos!

    Your photos are not great. Lose the ones of the bathrooms and try to hide the bidet in the main bathroom.

    Even though it's a relatively modern house it looks dated inside from the pictures but when you see in real life it might not be so off putting.

    Lose the cushions on the floor in the sitting room and try for brighter better positioned photos of the kitchen. The Granite worktop and tiles are fine and you could have the units painted if they are solid and potential buyers who are serious will know this.

  • All your comments are helpful and I am very grateful. Hi Flutterbyuk25, nice to hear from you. The new builds about 3 miles away are about half the floor area to be honest for the same price but I guess they do come with all the shiny extras that it is hard to compete with. I thought about suggesting paying half the stamp duty but I was afraid I would lose too much if an offer came in close to the 250 k mark, would that be advisable, I have seen some EAs advertise that way? You see the small new builds that only have 3 double rooms are selling for 249k so I thought the price was fair given that the new master bedroom is huge in comparison and the dressing room could always be used as a generous single 5 th bedroom if needed.
  • Right let me try and explain. When I moved home I actually gave away most of the furniture to friends and family and obviously took some with me. The conservatory had 2 sofas and the family room again 2 sofas and I had another sofa in the lounge. When I placed it on the market I thought to put the tables and chairs in just to provide potential buyers with options, maybe that was a bad idea, I think I will get rid of these tables and floor cushions as they maybe giving the wrong impression. The bidets have always been there and I am not sure it is worth taking them out now as I guess a new buyer will want a new suite anyway. The house was built in the year 2000 so actually it cannot be that dated. The new extension was put on in 2007 and was decorated to a high standard with no expense spared. The granite in the kitchen is new and I replaced the hob, oven, dishwasher all with top of the range Miele products. The vertical radiators went in at the same time. Maybe I should just get rid of the confusing bits of furniture and get the EA to take new photos.

    A pit a lot of people fall into. Personalising a property is fine if you intend to remain in it oneself for the long haul. As the selling price rises then the number of buyers falls. Also buyers will be more discerning. As they too can identify properties that can be extended to suit their own requirements. £270k is close to the stamp duty threshold as well.

    You'll just have to sit it out and bide your time. There is a buyer out there somewhere.

    Marie - the fact you're feeling the need to get defensive here should tell you a lot. Remember, we're telling you what we think about your pictures. Your potential buyers won't - they'll just put your place on the "B pile", and go and look at others instead.
