Round my way, Harpenden, they certainly are 60-80% above the low point of early 2009. Bigger houses seem to have risen more than smaller ones.
As for my flats in London - they certainly are close to double their low price point five years ago!

Not here they aren't. Different price brackets have behaved differently, but the ones I am most interested in have dipped.
The nearest comparable to my house ( geographically) has been on market all this time, at the same price.0 -

I'd ask the "funny people" what they suggest..... if they're coeliac/vegetarian, they'd have a suggestion that's their favourite.
Coeliac means can't eat gluten, and gets very ill indeed if she does. Even a trace of it makes her feel terrible. It's an auto-immune disease, and the presence of gluten in the gut makes the body attack itself.
Oats are off-limits for some coeliacs - sister #1 had to cut them out for a year or two after she was diagnosed, and then found when re-introducing them that they were OK (if carefully milled so no contamination, as Maggie said).
