    For £400K I'd need to see a picture of the garden and dimensions of the garage.

    Actually for £400K I'd need a double garage, but hey, that's my one single requirement for my next house.

    That garden would be a deal-breaker for me. So small and new-buildy.

    The Union Jack sofa isn't a problem but the room looks a bit useless, there's a sofa and then a TV at neck-straining height. What is that room? Is it a bedroom? It's quite confusing.

    Hi there. Have looked at your photos and have obviously noticed things that have already been said. The union jack sofa and your cat.

    Also, I noticed there's no bathroom picture.

    No offence but is the garden quite small, as it does look it through the french doors in picture 5? Unfortunately, that's something that usually puts me off new builds.

    How sure are you that the price is reasonable?
    Bear in mind that there's a brand new 4 bed nearby for the same price - it may be a bit smaller but appears to be specced fairly high.

    This would make a big difference.

    Even if you just borrow a dining table off a friend for the day to take the photo's and try to take one showing the full length of the room with the kitchen and dining area in the same shot.

    Also, just get the EA to label the bedroom pictures as 'bedroom 1, bedroom 2, etc'

    The garden picture will help and not sure why the EA has advised against this. OK, the grass is a little long but that picture shows a reasonable sized garden that is tidy so it can only help.

    One thing to think of, when you bought the house what was it that YOU liked about it? Chances are those things that appealed to you will also appeal to prospective buyers so mention them.

    Also would be nice to mention in the description something about the area. i.e 'in the sought after/family friendly Grange Wood community' or 'centrally located within easy reach of the M25 and Brighton train station' etc

    Notice the way they have words like 'stunning' 'spacious' etc throughout which all build a desire in any viewer while your description is descriptive but does nothing to build a desire to view.

    That's a search for anything on the market up to £425k in Burgess Hill.

    Firstly, I don't think I'd mention in that summary that the house was newly built at the end of 2012. I immediately wonder why you're selling after so short a time. Probably something wrong with it (is what I assume).

    Secondly, surely your biggest problem is that I can buy a brand new 4-bed detached for the same price as yours (listing immediately above). Why would I buy second hand when I can have new for the same price? New-builds command a premium, so yours should cost less than that other one?

    They're the things that might stop me clicking through for detail, but I don't know the area...

    There's also no pictures of the bathrooms - for me the main things I look for are nice bathrooms and kitchens, as they're the two rooms I probably spend most of my time in.

    It have looked at Rightmove. I could buy a nice no estate house for the price of yours.

    Decor is down to taste, I don't like yours (wallpapers mostly) so if I wanted an estate house at that price I would look at a different one. I am not saying my taste is better or worse but it's different.

    I think it's down to price and decor!

    Hi Ognum, I totally get your point. Not everyone's taste is the same and I appreciate that our wallpaper is maybe a little loud. As for the estate part I guess they're like Marmite...
