why not take pre emptive action?
give notice to your landlord now, and if the new place isnt ready, stay with your mother in law.
it would only be for a week or ywo tops, and would solve your double rent issue0 -

Even if we give notice now its not a full rent period so still liable to pay October's rent unfortunately. And staying with my mother in law is out, house isnt big enough and we would have nowhere to put a house full of furniture etc.0 -
I've just been through this. I'd like to give you some good news and a magic wand, but there isn't one. I got part HB payments for both of my properties for the overlap, so I was still paying £100+ a week for 3 weeks to cover both properties. I did hand in my notice early for the old property though, risky before I had signed the contract (possibly stupid even) but I needed to limit the financial damage.
I do know of others who moved in at a similar time to me (new builds) and they were able to negotiate with the HA about move in dates due to financial constraints, so it could be worth a try. I hadn't even thought about doing that!
RE: carpets etc. You'll get by. It's not nice, I've been there - no carpets, cooker, fridge, washing machine - and with a prem baby, but slowly and surely I managed it. This time I'd been saving for about a year as I knew I'd be moving at some point, so I could get my carpets sorted which was a luxury. I'm still saving for some bedroom furniture for myself...I'll get there.

/We would love to just move in and deal with it all then but its in such a state, floors/walls are so dirty and we cant take chances with a 2 year old who touches everything and picks all kinds up without thinking. Its just not safe.whoever left it so bad should be charged because we would NEVER have left a private rental anything like this, if anyghing we are overly ocd! Its just disgusting. Thankfully though furniture isn't an issue we have plenty of that, except a cooker which can wait.
I really doubt that the HA would wait until the end of October to sign the tenancy as thats the next time we would be able to leave and just pay them rent. We can now only give notice from September 30th as we are on a rolling contract.0 -

One word: disinfectant! Seriously, it's not nice, I appreciate that, but you just have to make do. I know what you're saying about 2 year olds, but so long as things are safe (ie no bare electrics), you'll be fine. If memory serves me right, you've wanted a HA property for ages, and I'm afraid this is the reality of it. But, it does get better, with time and saving every penny so you can get it how you want it!
Also, have you thought about not paying your rent on your current property? Not good, I appreciate that, but they wouldn't be able to action anything straight away in terms of eviction and you could set up a manageable payment plan after you'd moved? I don't like the thought of letting a landlord down, but I'm sure you wouldn't be the first. Might be a daft suggestion (I'm sure someone will come and tell me if so!)0 -
can't you ask your current landlord to use your deposit for your last months rent?0

Just a thought but if your husband doesn't work you could....
You work, whilst hubby cares for little one, then hubby goes to new place to clean... How many hours do you work each week? You could share the child care and cleaning... Hard work but worth it.0 -

The delay is NOT through choice. We have to give a months notice to the current landlord and cannot just leave when we sign the new tenancy.
We have to start the months notice at the start of a rental period so the next time we can do this is on 30th September and are therefore liable for a months rent of £560 for October. This is out of our hands and the law NOT CHOICE.
The joy of the above is we can take advantage of having a month to get the painting and carpets sorted but its just finding £368 on top of the £560 thats our only problem as i keep repeating.
We cant stay in our flat because its so damn noisy and our son and ourselves are constantly woke up by crashing and banging and cannot hear ourselves think some days because of inconsiderate people not keeping their noise levels down.0
