After pestering the agents we have been told that draft contracts etc were sent from vendors solicitor to ours on thursday so hopefully we will get these to us early next week so we are making progress finally!

At what point is an exchange date agreed? Will the solicitors suggest a date? Or ask us for a date? We have no chain and are buying vacant possession.

Regards completion date, I would get onto the estate agent with your desired date (check if it is achievable with your solicitor) and get them to chase the various links of the chain. Might take some toing and froing to settle on an target.

Is that the way it works? We have no chain so just us and the vendor to agree. I wasn't sure if we have to tell them or if we would get asked by solicitor etc. we are still waiting for draft contracts and stuff but these should be with our solicitor by Monday at the latest.

The way it worked for me, was the question was asked on my solicitor queries form. That day came and went, eventually each person in the chain contacted the next to confirm/agree a date. The slowest person sets the pace. Ours was constrained by a tenant moving out (giving them plenty of space to find a new home).

Thanks for that. So hopefully our seller will have specified a date on his form and we can agree it!

Solicitors say they have all searches and enquiries back, so they should be sending the contract out to me today or tomorrow.

Didn't quite make my target of completing by 14th Nov, but it's looking like I should easily be in by Christmas, which was more important. :j

Let's just hope I haven't jinxed it by saying that...

  • I saw this thread a while ago and was keeping my fingers crossed I would be joining you for a November completion date.

Offer accepted mid September, and received the solicitors report last week so was all excited and ready to go only for the seller's estate agent to finally admit that the vendors are no longer buying the 'empty' house so we are now in a chain :( Now looking at Dec/Jan depending on their sellers solicitors speed with searches etc.

But wanted to wish good luck to everyone still left hoping for a November completion! !!

What is the solicitors report? I'm just trying to understand as much of the process as possible!
