What the chances?
Chain free, valuation and survey done Lender is fine with it got Mortgage confirmed today and will be getting the results of the Homebuyers survey on Wednesday.
Solicitors are in place and everyone is keen to move so what the chances?

Yes, people seem to think that when
a) the searches have been done and
b) the formal mortgage offer is in place
you simply exchange contracts - never mind about what the searches reveal, or whether all the conditions on the mortgage offer can be complied with.
You don't need to bother about extensions that don't have consents or if it is a flat inheriting thousands of pounds worth of the seller's unpaid service charges...
Sorry to labour the point but we do need to check things. Risk factors need to be explained and understood. The timescale contemplated in this thread will be thrown into complete disarray by the seller's solicitors not sending the draft contract papers until mid November.
It really isn't a good idea to build up hopes on specific completion dates because it causes all kinds of stress if they cannot be achieved.RICHARD WEBSTER

Good caution Richard (see the many similar threads here about glitches in completion timescale and consequent stress),
but to be more optimistic, I've successfully completed in just 4 weeks from date of offer on an auction purchase (as is usually required at auction), despite that month including Christmas/New year, and in the run-up to my wedding on 31 Jan, and despite my Bank letting me down by withdrawing the in-principle offer of mortgage at the last minute. Stressy...? yo!0
