23rd is the aim here. But...subject to the searches coming back ok (been a couple of weeks) and with a bigger risk that the tenant in the property we are purchasing moves out as promised.

What the chances?
Chain free, valuation and survey done Lender is fine with it got Mortgage confirmed today and will be getting the results of the Homebuyers survey on Wednesday.
Solicitors are in place and everyone is keen to move so what the chances?
I've completed in 5 weeks from date of auction before now, including arranging a BTL mortgage and you are several steps ahead of that.
Just keep chasing your solicitor and reminding everyone of the deadline on a regular basisI've got a plan so cunning you could put a tail on it and call it a weasel.0 -
I've just received the Mortgage paperwork today along with the Valuation.
I've also just been emailed the Homebuyers survey report which i'm about to wade through:eek: hopefully no nasties in it!
I will be onto the Solicitors tomorrow as they requested once i'd received the above.
Fingers crossed this can move swiftly now.0 -
The timescale is certainly do-able. My point was that it was dangerous to assume that it would happen and make lots of plans and financial commitments based on that assumption.RICHARD WEBSTER

I'm hoping to exchange on 23 November and complete on 14 December 2012. I'm feeling the anxiety at the moment as I have no mortgage offer, searches haven't been started and still waiting for draft contract papers from sellers/buyers! Argh! I'm doing a part-exchange on a new build so isn't this supposed to be easy and stressfree?!0

Auction is totally different because you exchange on the day of the auction - no need to wait for searches, building standards etc after the auction as you can't do anything whatever they come back with.Note: Unless otherwise stated, my property related posts refer to England & Wales. I've got my mortgage sorted and surveys back (I haven't seen them yet, but solicitor didn't mention any nasties), so just waiting for responses to a couple of enquiries from the vendor's solicitor at the moment. I'm hoping to exchange in the next couple of weeks, and complete early dec. Fingers crossed here too.Note: Unless otherwise stated, my property related posts refer to England & Wales. We are also hoping for the 27th but have been in the process already for 2.5 months. However as our buyers solicitor seems completely incapable of multi tasking and does tasks consecutively rather than concurrently and also has a complete inability to communicate with any degree of effectiveness I have little expectation that completion is ever on the horizon.
It seems to me that with a few notable exceptions the housing industry is occupied by idiots and sadists and sometimes both at the same time! If I operated my job in the way some of these guys do, my life would be impossible. I think sometimes they forget that it isn't about their own ego and legal posturing but actually it is people's lives and other people's money they are faffing around with.
* note: I do know there are some good ones, it is just a bit like finding a four leafed clover0 -
We're aiming for early December. Want to be in before the Christmas party season, as I missed last year's festivities being 9 and a bit months pregnant! Have the mortgage offer and are waiting on results of searches. Four properties in the chain, with us and our vendor needing mortgages. Fingers crossed!0

We are hoping to exchange before the end of this month and complete in mid December. Our offer was accepted near the end of September and we applied for a mortgage over the phone 4 weeks ago (full application with supporting docs sent 3 weeks ago). The survey and valuation was fine so I am starting to worry that the mortgage hasn't been approved yet. We're also still waiting for the searches to come back. If we miss Xmas it will be a real pain.0
