My house has been on the market for a month and i have no viewing.

    I think your house looks very nice but as others have said, it does appear to be quite overpriced (although down in the South it would be a major bargain - no help to you though!)

    I need a bigger house. and closer to my work as i work most the times close ilkley area.

    Is not overpriced. I have three state agents valued it now. they all said between 104-100. i reduced more because i wanted to sell it quicker. I really think is nothing to do with price anymore. there are houses for 80k, 60k and still not selling.

    But you have tested their evaluations by trying to sell it at around the price they suggested. It hasn't sold so can't be worth that amount. It just can't or somebody would have come to view it at the very least.

    You are clearly overpriced.

    Dont confuse what an estate agent values it at to try and get your business and what it is worth, the latter is decided by the person who buys it.

    I would view that 3 bed within 1/2 a mile of your 2 bed (for the same price)

    again within 1/2 a mile, but up for £80k

    with a mortgage of £58k and a REALISTIC sales price in the mid £80's you have about £27k equity which makes a BTL mortgage not really worth it (as you'd only release about £4k of equity.

    My house has been on the market since January. 1 viewer after about 3 weeks, then none for 6 months. now had another 3. All say house is nice. Only One person saying they really like the house, however can only afford 10k less. Have already reduced the price months ago. Any suggestions? I think I need to change agents, will it really make a difference though?

    Sounds like you need to change the price, rather than the agents. However some more details would be useful i.e. where is it, how much are you advertising it at, etc.
  • If you sell at £85k, could you then not negotiate a big price drop on your next house ? So you would take a hit on selling but when buying the market should work in your favour. I think your house looks very nice btw.
