My house has been on the market for a month and i have no viewing.

    Yours does not appear to have any usable space down the side anyway so the only gain from being EOT is you only get noise on one side.     frankly , no, none of those items are ones that ever add value even in the best of times.
    Windows are things people expect to have but will not pay extra for
    your bathroom looks nice but the next person may hate it and rip it out
    your idea of a lighting scheme is similary a personal taste issue not a value adder

    At the end of the day, nice as it is, your house is OVERPRICED and therefore that's why there are no viewers

    The land registry does not track how much of the home is sold, just what price was paid.

    Yes i knew the people who sold the house. the use buy cash agent because they have split up.

    Unfortunately by overpricing (if indeed that is the case), you've effectively lost out on the most critical stage of selling - the first few weeks when it is fresh to market.
    As a buyer, although it used to be the case that it was best to view properties immediately after they came on market, now I need to wait months or even years until the vendors finally realise the true value of their property.

    As martinsurrey states Land Registry do not track how much of a home is sold for a specific price/value. However it is important to recognise that we do not always use the price stated as having been paid.

    The Land Registry House Price Index (HPI) and price paid information (PPI) include data on all residential property sales in England and Wales that are sold for full market value and are lodged with us for registration.

    Our HPI and PPI exclude certain types of transactions e.g. sales that were not for full market value such as share of a property.

    In cases of divorce a 'price' is often paid by one party to the other in whole/part settlement and this can often be referred to in the legal Transfer. In such cases this is normally clear from the papers being lodged i.e. The TR1 (Transfer) is from two parties to just the one and no data would then be captured as it will not have been 'sold for full market value'

    Hi All again.

    I have reduced the house price by 6 thousands and still getting no views?

    The agent said wait for now. Dont know if i reduce it every week 1 thousand till i get views is this bad or good idea?

    Sorry but you are still expensive for a 2 bed in your area. Look up your property on RM and then click on 'see more properties like this one'. You can get 3 beds for under £100k within 1/4 mile of your property. They are not EOT, but I suspect families will go for space over an EOT, especially as you don't have the extra outside space that sometimes goes with an EOT or corner plot.

    At the least you need to drop to under £100k, and I suspect you may have to drop more. Still if you drop to under £100k you will appear on the RM search for up to £100k.

    If you can't afford to do this you may have to consider taking the property off the market and staying put for the time being.

    Hard, I know.:(

    I live up the road in Dewsbury, near St John Fisher school, and there are two bedroom properties going for less than yours.

    I agree with the other posts. The interior is nice but the price is too high.
  • My thoughts:

    - Wrong price - I'd be looking at 3 bed for that.
    - Garden looks very overlooked, unloved and dominated by the patio. Could you buy some cheap potted plants to put on the patio?
    - Chair in nursery takes up a lot of room
    - Toilet almost touching the bath - have no idea how you actually use it.
    - Wooden table in kitchen looks out of place and could be taking up a bit of room.

    Why did you pick the agent concerned?

    They claim "expertise without all the fees", but umpteen people here have told you that they've pitched it at the wrong asking price.
