We wanted your business so told you it was worth 105k. Then in 2-3 months we'll try and get you to reduce the price, but we already have your business.
But they wont tell you that.
Especially if their fee is based on their initial valuation.
Have a look at the 'most reduced' tab on Zoopla if used in your area. If one agent shows up a lot and it is the agent that you are using then this is an indication that they value high to get business and then encourage the vendor to drop the AP when there is no interest.
It really is a good idea to get at least 3 valuations, including at least one independent, and don't tell the EA's what the other valuations were.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Yours is priced alongside all the 3 bed properties, which will be why no one is viewing it!
You need to lower the price to under £100k for starters...

Thanks for your reply will it make any difference for the buyers for end terraced or mid terraced when you mentioned the other house. However new bathroom just fitted, down-lights cross all the house , new windows will that no add to house value. Thanks0 -
I agree with what pink shoes says. Most other houses are 3 bedrooms in your price range which would indicate your price is too high. Although your house looks nicely done out, a lot of people will choose a 3 bed over a 2 bed for the price (even if they need to do a bit to it).
A quick check on Zoopla shows that number 19 sold in April 09 for £40,000 and then again in Aug of the same year for £76,000 (presumably someone bought it then did it up a bit). Number 23 Sold for £89,000 in May 09.
Based on the above I think you need to reduce your price somewhat. I'd suggest checking the 2 bed houses on Rightmove within a half mile radius and see what prices they are being sold at and make yours the most appealing from the ones that are still available, you've done the inside so concentrate on the price. It doesn't definately need to be lower than them, depending on what they look like inside, but aim for overall value for money, ie they wouldn't only need to do cosmetic work on yours.
Could you afford to reduce by 10k to see if that gives you any interest but depends how quickly you want to sell?
We got an offer accepted a week after reducing 5k, but this made our house the standout one in the area. (We were getting offers at the higher price though).0 -

Yours does not appear to have any usable space down the side anyway so the only gain from being EOT is you only get noise on one side. In fact as you appear to have a pathway down the side which is I assume used to others it actually means yours is a high risk of burglary because you rear is accessible from a pathHowever new bathroom just fitted, down-lights cross all the house , new windows will that no add to house value. frankly , no, none of those items are ones that ever add value even in the best of times.
Windows are things people expect to have but will not pay extra for
your bathroom looks nice but the next person may hate it and rip it out
your idea of a lighting scheme is similary a personal taste issue not a value adder
At the end of the day, nice as it is, your house is OVERPRICED and therefore that's why there are no viewers0 -
Most people would prefer an end terrace over mid, but mostly because most end terrace houses have a larger plot (with a side garden) but yours does not (looking at the pictures) so no real premium for end of terrace.
The other mentioned property has UPVC, nice new flooring and a nice clean looking kitchen/bathroom so no real added value for them.
the other house has a well presented conservatory out back, which will definitely add value to it.
Given the competition in the very close area I would say your getting no viewers because faced with 2 very similar properties they are going to the cheaper on. Lower your asking price and you'll get more views.
Selling prices are another world again.
2 similar properties have sold for £76k and £89k (although over 12 months ago) so even with a drop in asking you'll be lucky to get £95k.
I guess you'll need to drop asking price 10-15% and then accept 10% less than that again.
You might be lucky and get more but if you need to sell, that is how to do it.0
