Don't fall in to the trap of chasing the market down. Even if prices in your area are static, the longer your house sits around, the less people will value it in their minds, and they will start to wonder what's wrong with it for it to stay unsold for so long.
If you can afford to, get it under 100k.
If you decide to change EA, then take a Saturday morning and visit all of your local ones. Pretend to be interested in buying a house similar to yours. See how they treat you, what properties they offer to show you and if they intend to keep in contact with you about any new properties that fall in to your price range. Then you will know how they are going to market your property to potential buyers.
We managed to weed out the EAs who weren't interested in selling our type/price of property.0 -

I have done market comparison quries in Right Move.
http://www.rightmove.co.uk/house-value.html?searchLocation=WF12+7TQ&displayPropertyType=&bedrooms=&radius=1.0&sellersPriceGuide=Update+Results
The rpice that you quote £105.000 for two bedroom house in that areas is slightly overprice, but reasonable I will say. Just be patient one month is not a long time for propertry listing. I ahve seen some propoerty have been in the amrket for about three years.
I think the issue here is that whetehr do you want to sell it quickly or you are ok with waiting game. But even the price is right in the current market where not many people could not get a mortgage than right price will not guranteee a sale. Some even take years.
If you want to sell it qucikly than many people say price is the most important factor. So you need to consider whther you want a quick sale or prefer a waiting game.
Thanks very much for that. I can wait for 1 year or so really. Great help what you send me this link through right move.
Thanks again.0 -
I'm finding that in the current market, the 'going rate' is being set by what a professional LL is prepared to pay and still get a 5% to 6% yield.
At the 2-bed terrace end of the market, so few FTBs can proceed the BTL LLs are mopping up.0 -
Hi All again.
I have reduced the house price by 6 thousands and still getting no views?
The agent said wait for now. Dont know if i reduce it every week 1 thousand till i get views is this bad or good idea?
Thanks very much for your help.
If you do that, people will keep waiting as they will notice this change.
Also you will look so desperate which might impact your negotiation power.0
