Thanks. I can not drop it to 85k. i would rather stay in there and in 10 years sell. thats loosing 25k if i would drop it to 85k.0 -

My house has been on the market since January. 1 viewer after about 3 weeks, then none for 6 months. now had another 3. All say house is nice. Only One person saying they really like the house, however can only afford 10k less. Have already reduced the price months ago. Any suggestions? I think I need to change agents, will it really make a difference though?
4 viewings in 8 months is appalling. You are overpriced. If priced correctly you'd be hoping for more like 4 per week.
At the end of the day it is worth what it is worth. If that is not enough for you to move then you need to forget about selling at this time.
Changing EA's would be a waste of time.0 -

Because they are ovepriced relative to the 3 beds, serious buyers are probably just buying the 3 beds
A deserate to buy sees that £100k has 10 deposit and mortgage will be 4.5% That will cost them £500pm on 25 year same as renting but have used up alltheir savings, might as well stay renting(or living with M&D) and keep saving, the costs of moving will just make buying not worth it if they plan to move in a few years to somewhere bigger which most people do, much like yourself.
They know prices are going nowhere so if they rent and save a bit more they will get a 3 bed sooner than if they buy the 2 bed now.
To tempt people into starter homes it has to be better than renting to get to that it needs to be cheaper to atract invetment buyers, but even those can be picky and can wait for desperate sellers.
What sort of more space do you need?
If location is very important you could rent to rent rather than buy0 -
Review everything that has sold under £100k over the last few months that will tell you waht people are buying and at what price0

You are right. Two bed houses not selling even for 80k. I have talked to many people they saying they dont look at 2 bed room houses. But between 2004 & 2008 those houses were selling very quickly which doesnt make sense really.0 -

The problem my friend selling too. round the area they have dropped prices 25% and still no viewings. The house in front of me sold 2 years ago for 90k0
