My house has been on the market for a month and i have no viewing.

    If you read the posts. I had 3 EAs valued and bank because i want to re-mortgage. I put the price cheaper than all their valuation
  • 4 viewings in 8 months is appalling. You are overpriced. If priced correctly you'd be hoping for more like 4 per week.

    At the end of the day it is worth what it is worth. If that is not enough for you to move then you need to forget about selling at this time.

    Changing EA's would be a waste of time.

    I think maybe 4 viewings a bit unrealistic, certainly should have had more than I have had though.
    I have reduced the price, so don't think I am overpriced. Always was willing to negotiate so it was on at offers around. Now it's fixed price. I would still be willing to negotiate a bit so is not the price I think. Also house is well presented, nothing really needing done. new kitchen, bathroom etc.

    I had an average of 4 a week for the first 4 - 5 weeks on the market.

    Dropped off to 1-2 after that.

    Depends on the location i imagine - we are fairly city central (10 minute walk).

    May to July this year.

    But I think popularity of a house is very location-specific.

    ...........and it didn't sell. Because it is too expensive. A valuation is just an opinion not a fact. The only way to test it is to put the house on the market. What it sells for is it's value. You haven't yet dropped enough to find out what that is.

    I totally agree and is everything to do with location first then price.

    I will drop it to 96k and see what happens :-) if i still didnt get any views i will just rent it 500 pound a month and leave it as invest me really.

    You are right. Two bed houses not selling even for 80k. I have talked to many people they saying they dont look at 2 bed room houses. But between 2004 & 2008 those houses were selling very quickly which doesnt make sense really.

    Makes perfect sense, prices were rising so people get desperate they think they have to get on the ladder no matter what.

    priced out of 3 beds buy 2 beds then 1 then studios, builder love it they build smaller and smaller.

    Then people start to question themselves and in this case financing changed as well prices stagnate and start to drop
    So no one buys studios waiting for the 1beds to drop then they see 2 beds in reach so wait and then 3 beds,, they start buying 3 beds because that is the minimum size as a keeper. even then you may find the older places sell better they are bigger than the newer houses.

    Buying anything smaller that 3 beds is a gamble because the only people that really need to buy are those starting families and want security and 3 beds minimum.
    2 beds and down are rental properties so always buy with that in mind.

    You are young, I have seen this 3 times now.
