    Thanks. I can not drop it to 85k. thats loosing 25k if i would drop it to 85k.
    Why not raise the price to £110k? That way you won't be loosing anything at all. :j

    I could rent i too. and i will do that if doesnt sell at 95-96k because i am not willing to loose anymore. so i will invest instead sell it with loose and in time they will get in price again.

    Daz i think the point you are missing is that you havent lost any money until the house sells. If someone told you the house was worth 200k and it finally sold for 100k would you think youd "lost" 100k? The reality is that you have lost nothing as noone was ever willing to give you that price in the first place.

    You can get an EA who over-values, or you can get a neighbour who tells you that your house is worth more, but until you get a buyer, there is no actual value, only an asking price.

    If you owe more than what you can sell for, then you still havent lost anything. Its simply a statement of fact that the housing market isnt as bouyant as it once was. So you either sell it for what you can get for it, rent it out, or take it off the market and stay in it.

    The sooner you get out of the mindset that you are "losing out" the better.

    I could rent i too. and i will do that if doesnt sell at 95-96k because i am not willing to loose anymore. so i will invest instead sell it with loose and in time they will get in price again.

    Before you decide to rent it out, just make yourself aware of the risks and responsibilities of renting (house getting trashed, tenants not paying rent, having to fill out tax returns, paying for maintenance etc).
    I would also suggest that many people who reluctantly lend out are in for a shock later down the line when their house is worth even less because although there are plenty renting now, they are only doing so because house prices are still too high. Once they come down sufficiently the rental market will shrink.

    The double bedroom looks very small - no doubt the wardrobe does that, but there doesn't appear to be room to walk around the bed.

    I think the bathroom picture would be better if he'd gone in and shut the door - but like someone else said, you would be hitting your knees on the bath if you used the toilet - it's very strange layout.

    The living room from the other end doesn't appeal to me either - very dark floor (throw a rug on it?) - the table makes it obvious you have no dining room- and it's 'corridor like'.

    The big chair in the other bedroom makes it small - and hard to see as a single room, much less a double one, I can't gauge how big it is from the picture.

    The garden looks small, extremely bare, and totally dominated by an obscure square piece of decking.

    You could put up trellis, planting, pot plants on the trellis - maybe a table and chairs? A different colour for the fencing?

    I have to say (as feedback and not to talk about price) - it wouldn't be my cup of tea if I was looking to buy a two bed in your area.

    The number of people on here telling you your property is overpriced isn't what should convince you it's overpriced. What should is your own words "My house has been on the market for a month and i have no viewing."

    Speaking an as an ex sales negotiator I would point out that July and particularly August are not a good time to try and market your house.

    These months are traditionally the quietest time of the house selling year. You might be ok in a rising market but at the moment it's not a smart idea. People are away on holiday, or looking after school age children so house hunting is usually the last thing on their minds.

    It is important to remember that the first two weeks of marketing are critical - that is when you are likely to get a flurry of interest.

    Get the timing wrong and you miss the boat.

    Likewise with the pricing. Overprice and people will not bother to view, not even when you do eventually lower the price. It's critical that you get this right first time. Purchasers will notice that you have lowered the price and wonder what is wrong with your property.

    Assuming you are locked into an agreement then there's not much you can do for the time being. Once the agreement has ended then your best bet is to take your property off the market and try again next Spring.

    If you are going to market it at a realistic price then do so immediately - don't try monthly decreases hoping to find the right level.

    Keep an eye on what's happening in your area, look at the Land Registry to see what prices are actually being realised. There is currently a world of difference between asking prices and selling prices.

    Re the presentation - I would say it's generally ok, obviously it is a small house so perhaps you might like to think about removing any items of furniture which you can manage without and which make rooms look smaller. ie the chair in the little bedroom for example.

    Definitely do something with the garden, the decking is unfinished, could do with some handrails for safety and the garden looks very bare and unloved. Some shrubs in the borders and some spring flowering bulbs. Don't forget to add some colour to the front of the house too. All important kerb appeal. ;)

    Many people will make a judgement from the photos or drive by your house first before making an appt to view.

    You needn't spend a fortune, Poundland, Wilkinsons, Aldis etc are good places for cheap shrubs. Plant them now so they have time to bush out for next spring and make a decent show. For a bit of instant garden some pansies, primulas, pots of chrysanths etc.

    Edited to say - I've just had another look at the picture of exterior front view and can't quite make out the side access. Is this shared or does this belong entirely to you. If it is yours then perhaps a gate at the side, better security and would help hide the bins. Also if you look at the house next door to yours you will see what I mean about adding colour with some pots of flowers and plants to stand on the gravel area.

    dazleeds, I don't think that's a good way to view things. I think what you need to do is to look at the costs all in of moving from were you are now to where you want to be. So if say you drop xK on the place you are selling, provided you get xK saving on the place you are buying and have enough deposit (including paying less stamp duty than you would if the place you are buying hadn't dropped, and less estate agent fees as they usually would be on a percentage of the sale price) then the absolute price you sell for isn't relevant. Alternatively you could stay put for years, which would also be a good plan if it suits you. Letting out raises the problems of letting being quite high risk and then do you miss out on buying in your new location? You also need to take into account your time and costs commuting to work if you do not move etc.

    Just to add you could rent it, but this is not the easy option. There are a lot of things to consider and quite soon that £500.00 in rent can be eaten up with you having to pay out more costs.

    There are plenty of threads on here that have shown the pitfalls and plenty with good advice.

    Is there a gate into yours

    What runs along the bottom of your garden? path cycleway?
    Is that the tech colledge at the back?

    does the side ally give access to that area

    Is the bathroom a refit or original?
