In most cases it is recommended that you leave a week between exchange and completion but as our solicitors had forgotten to tell the vendor that we wanted today as our completion date then things have had to be speeded up. However we are still not going to complete today as the solicitor has rung to say that the mortgage company will not transfer the money till Wednesday and then will not release it until they have proof of Buildings insurance withtheir name on it, I have spoken to the insurers who are going to fax it to the sols office. so it looks like Wednesday now. Well, as long as we move by saturday as we will be homeless if we dont!Wins

Congratulations! I'm sure you are enjoying your packing now.
Just wondering how is this possible? My solicitor says we require 7-10 days from exchange to completion for fund to clear!Is this true???
We expect to exchange mid to end of this week (still awaiting for lease query) and hoping to complete before Easter..
Sols may tell you this, to buy themselves some time, but its not true.
We do hundreds of simultaneous exchanges & completions where i work, It just means that no deposit is paid, and if someone pulls out the day before completion, or even on the morning, you have no comeback as there is no contract.
If you think about a 1st time buyer with 100% mortgage (or more), then they have no deposit money available and so a simultaneous exchange/completion makes no difference there.0 -
Oh how I would love to be in this race but after all the nonsense last year when my sale fell through I am not due to move on 20th April.....
I am still buying my sisters house at the agreed price, and now she is going to buy mine at my original sale price on the condition that she fixes the one problem (that I have now fallen out with the surveyors about).
The good thing is that this will definitely be going ahead this time unless there is something that is going to appear from nowhere and hold it up again and we have already started moving bits and pieces between us so that we can get started on the carpets in the rooms that don't get used too often!!!"Life may not always be the party you wish for, but whilst here you may aswell dance"!!!

We stayed in our house for first night tonight!!! It was nice to have a breakfast at a table and not to rush back to the flat after working all evening.
We have completed on March 6th and have been doing works in the hosue since - painting, laying flooring, etc. It is not finished yet, but we got some furniture finally (bed, sofa, table...) and it starts feeling like home. For the last 3 weeks we went to sleep not earlier than midnight and got up at 7 to go to work, after work to the hosue, but we are getting there. Tired, but starting to enjoy our new - first house.

Solicitor rang yesterday - other solicitor has finally (!) sent through the contract documentation. Big mistake on it though - they have the house no down as 49 not 48! So they have to be redrafted (which, going by past experience, could take another month)
Searches started though (we were waiting for a sign of life from the other solicitors) so I still think easter is a distant dream. Eurovision maybe......0 -

Your sellers have some very slow Solicitors!
I have two files sitting in front of me right now - both need contract pakages drafting, both will be out by the end of the day and I haven't started them yet! Thats how quickly it can be done - and i'm not superman, in fact i'm messing about on the net so i'm not the hardest worker around.
If I was really in a rush, I would email them over - instant contracts!
In fairness though, to amend something like a house number can be agreed over the phone and your Sol can just make the amendment himself with a pen - thats how we do it - no point getting caught up in presentation and all that crap when people have houses to buy/sell0 -
