Race to be in before easter

Hi
We are seeing our solictor this Wednesday to show proof of identity and also to sign the mortgage deed.
According to the solicitor, another search is not back yet. Just wondering what else has to be done before exchange is possible? Do we have any other document to sign prior to exchange?
FTB and when offer was accepted, vendor suggested to exchange on 26/3 -- doubt if that is possible as solicitor did not commit.
19/02/2007 Offer accepted
19/02/2007 Solicitor instructed
22/02/2007 Mortgage application
26/02/2007 Mortage Valuation
08/03/2007 Full Mortgage Offer Received
09/03/2007 Solicitor started searches0 -
Peiw - that is good news, hopefully you'll exchange very soon!
Still no word from the vendor's solicitors - I'm sure they must be imaginary people! Easter is beginning to look like a distant dream! I feel like I should be aiming for christmas at the moment!
Kuztardd - since I seem to be in a race with you - any news yet?0 -
Well we have fianlly had our contract from the Sol. all we need to do is exchange ready for completion on the 26th March. (althogh the length of time its taken to get this far I wont hold my breath - so could be homeless on 31st!!!!Wins

We are also hoping to be in a new home by Easter. We are not buying but moving bacK into our own home as my OH has just left the forces
.We are waiting for our tenant to move out(they have until begining of Apr), as yet no date or noises of them moving out!
Agents not being overly helpful, they say they are sure that the tenant is going and don't want to pressure them!!!! It is only 2 weeks to go and we have to be out soon as my OH is starting a new job on 16th Apr. and will be relocating.Feeling slightly stressy, as nothing seems to be definite.
:j money claimed back so far -£150.00 from Lloyds Bank !
Waiting for £250.00 from C&G.I like to take one day at a time....but quite often several days attack me at once...:eek:0 -
Congratulations to all those who are further down the line, or who have even completed! :j
At last I have confirmation that the funds will be cleared in my account by the 28th of March, so have agreed on a completion date of the 4th April (*just* in time for easter!).
Hopefully we should exchange by the middle of next week as all searches have come back and all paperwork has been signed (our solicitor only works weds/thurs/fri though!!)
We'll even have enough time to fill up our ISA allowances for this year!0 -
Naetha, congratulations on having a completion date set. When you said fund being cleared, what do you mean? Is that the deposit paid to the solicitor? Or the mortgage? I thought you only TT the deposit to solicitor on the day of exchange?0

Looks like we're all set to (hopefully) complete on 4th April.
Just in time for easter.
Our buyer has signed their contract already, we're booked in to sign our paperwork on Monday, and our vendors have already moved out! (gone into rented).
So, guess we'll exchange next week, and aiming to complete on the 4th.
We accepted an offer on our flat, and had the offer accepted on our new house on 12th Feb. So, *should* be all done in under 2 months - which I'm amazed at!
Still, all good, as there's plenty of work to do in the new house before the baby arrives in July0 -
UPDATE:
Well at long, long last our buyer has been told his mortgage offer has been approved and in the post so we are hoping to exchange tomorrow (Friday) and complete on Thursday 29th. Fingers crossed this will go through because we have had 2 completions dates so far but have had to keep putting them back because our buyers Lenders were SOOOO slow. Our Vendor was getting fed up with waiting (totally understand how she feels) and we have had to keep rejigging days off/removals etc.
Hopefully it will go as planned failing which our buyer will be homeless as of next Saturday because he has to vacate his rental property - and there is no chance he can extend it.
Fingers crossed everyone!0 -
Well we have just been told that we will complete either today or tomorrow (which is great as we havent even exchanged yet!!!) we are doing the forbidden and doing them both on the same day. But as we are going from rented to an empty house we will be ok. So busy packing at the momentWins

Hi Bergaspeed
Congratulations! I'm sure you are enjoying your packing now.
Just wondering how is this possible? My solicitor says we require 7-10 days from exchange to completion for fund to clear! Is this true???
We expect to exchange mid to end of this week (still awaiting for lease query) and hoping to complete before Easter..0
