Race to be in before easter

We just a call from solicitor and EA saying that money are in and we can colledt the keys!!!! I am going to EA after work today to get they keys and then to the house. We are not moving in as such yet as we are going to do some redecorating before we get all the furniture in (most of which still needs to be bought as we were renting fully furnished until now) and kitchen appliances. Got crazy over weekend and bought well over 10 paint tester pots... My husband must be thinking I am mad!
But now - we are officially HOMEOWNERS!!!!!!Spring into Spring 2015 - 0.7/12lb0 -
Kuztardd- I has taken us 4 months. It is Shared Ownership so possibly more complicated convayancing wise although it wasn't actually the legal part that took the time, it was getting the mortage offer initially and the mortgage company then asking lots of questions prior to completion. It's a new build and we are FTB. I am dreading when we ever have to move again!
So glad we are nearly there. Hope it all runs smoothly from now!0 -
Just thought of joining the race.. now that everything is more in control
17/02/2007 Viewing
18/02/2007 Made offer directly to the vendor and accepted!
19/02/2007 Offer accepted officially through the agent
19/02/2007 Solicitor instructed
19/02/2007 Mortgage application through Abbey - Did not proceed!
22/02/2007 Mortgage application through L&C
26/02/2007 Mortage Valuation
08/03/2007 Full Mortgage Offer ** Lots of hassle with L&C and Bank due to wrong address, name misspelled!! **
08/03/2007 Paid solicitor to start searches
Vendor wants to exchange by 26/3, not sure if that is possible. We are FTB, and vendor moving into new build, so basically no chain!
Not sure what else will hold this up for now... and not much idea what else to be done from our side?0 -
Hey
Thought i would add my piece
FTB, seen the house we dreamed of but found out from the EAs that the seller is a $%^ and "you need to know who we are dealing with before you make an offer" Put an offer in never the less, accepted, went ahead with survey(£300), they knocked 5k of the asking price and it needed damp, timber and cavity reports. Asked the seller to lower.. obvious no. So we let it go.
Seen another we quite liked, little smaller. Hopefully putting offer in on Monday.. So i doubt we will be in by easter.. but i can always dream :P
Oh the joys!This Ladder is quite a !#£$$ to get on!0 -
Bit of an update:
I'm stuck! I've had the survey done, mortgage through and now I'm sat waiting! The seller's solicitors appear to be a bit crap. Having had the offer accepted on the 14th February, they only wrote to my solicitor confirming that they were acting for the seller on the 9th March - 9th March!!!!!!!! I have a feeling even easter may be a bit optomistic for me.
My thumbs are getting tired of all this twiddling0 -
We have been quite lucky, we exchanged yesterday took 5 weeks in all, completing on friday:), Basically the person we are buying off is downsizing and so she is buying our house, strange!, but its worked out really well. For everthing else there's mastercard.
For clampers there's Barclaycard.0 -
Well we've given up hope of being in for Easter - it's taken 2.5 weeks just to get their solicitor to talk to ours. Our offer was accepted in January, and this is a 1 house chain. I'm really annoyed with their solicitors, slightly annoyed with ours and very annoyed with the EA as it's taken a week to get hold of the 'sales progression consultant'. We've left several answerphone messages and she just couldn't be bothered to return our calls.
We're now hoping for beginning of May - we don't want to complete any sooner as we have to give notice on our rented house on the 12th of the month, so if it can't be 12th April it will have to be 12th May (we want about a month to do the kitchen in the new house before moving in).0 -
Thought I'd join in this
Nov 2006 - Found new build flat and put down £1000 deposit. Was told they usually want completion in 28 days on newbuilds. Finish date was approx end Jan, but running a few weeks late... Mortgage offer in place end of Nov.
Dec 2006 - Jan 2007 - NOTHING!
Feb 2007 - Evaluation done, Survey done, still no exchange
March 2007 - Mortgage due to expire 31st March, meaning if we don't exchage and complete before then, it's going to cost us an extra £1600 over the next 2 years in mortgage payments!! Our solicitor has done all their bit, but we're not sure why Solicitor of builder is stalling and being slow. Am having to phone daily to make sure stuff is moving, or to find out why if not!! VERY frustrating, given that we hoped to have moved in by now!
Anyone think we'll exchange and complete before 31st March?!?!
:eek:Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
Hi everyone,
Dont think theres any chance of moving in to my place before easter but thought i'd join in with my progress aswell. Hope you dont mind. The property i am hopefully going to buy is a converted 1 bed flat, share of free hold. Asking price £169,995. I am a FTB and the vendor has already bought a place so i have been told by the EA, they said that it was just vendor and i in the chain.
3RD MARCH- 1st viewing offered 160K decined,2hrs later offered 163k, was told vendor would think about it.
6TH MARCH- Offer of 163k declined. accepted offer of 165k-subject to me having valuation done within 7 days.
7TH MARCH-Mortgage arranged, solicitor instructed
10TH MARCH-EA rang to say Valuation had been arranged for 13TH MARCH
13TH MARCH-EA confirmed they would be taking property off the market.
So here we are so far. Dont really know what happens next.Spoke to solicitor yest 12th and she said that she has not been contacted by the vendors solicitors yet. Am i worrying too much. I am so afraid of being gazumped, i read so many horror stories on the net. I just feel that after paying out £550 already and potentially more it could be all for nothing if the vendor wanted to play games with me. My dad said that i should be enjoying the expirience and am worrying to much. His thoughts are that more purchases are completed than not.
Any way good luck to everyone and i hope everything works out for you, Take care.............0 -
Have finally received all the contracts (after waiting since last friday for them) and PW for us to sign only problem is the vendors sols contract has us down as paying 10% deposit when we are actually paying £10,000. I hope this doesn't take long to sort out, we have to move by 31st March but good news is that our mortgage has been signed offWins
