    Congratulations on the full-time job. Hopefully you will come to love it when you're settled in, but either way it should give you peace of mind and that's worth a lot :). Are you able to tell us what you'll be doing or is it a bit soon?

    LBM Dec 2011. Aimed, but failed, to clear all unsecured debt by Feb 2019. Finally free of unsecured debt 21st May 21!

    I know a lot of property investors who say the various property websites work very well these days if you decide to sell the house yourself. But estate agents have their uses. When I sold my place last year, the estate agent did all the viewings for me (at no extra charge) and since I worked long hours away from home, it was very useful to me and took a lot of the stress out of the selling process.

    Thats what you pay your fee for :) Very useful if you are not going to be around etc but if you are you are and you deal with viewings yourself, you are charged just the same...........

    Here I am back again!:wave:

    I'm just a bit overwhelmed with it all at the moment. I've handed in my notice at the coffee shop. The manager wasn't bothered in the slightest even though this means that they will be five staff down for varying reasons. The girl who actually runs the shop cried and begged me to stay, I feel awful about this. I explained about needing to earn more and work more than 16 hours a week. I agreed to help her out in my last week as much as I can, I will get paid for the extra time.

    In the meantime, I'm working four evenings in the new job to learn the ropes. I'm still not convinced this job is for me. It's been run by 'blokes' for a long time, it is filthy! I've already told them I'm buying marigolds and proper cleaning products and the company's paying! All agreeable, they just want me to tell them what to do!

    And of course, I'm still gardening. I know the weather's lovely, but the heat and humidity is a killer.

    On top of all this, the thought of moving is scaring me a lot. I'm decluttering and eb@ying [not as enthusiastically as I ought, but I have a pile ready to list :o] I don't know where to start on the moving, I don't even know how much the house is worth, let alone what to do next:o DS3 has said he'll clear out the guttering, but that still leaves massively expensive work that needs doing. I've had two quotes of £3K to sort out the rendering :( The fence and gate are easy in comparison and DS2 said he'd sort that out. I must contact a plumber about the broken waste disposal and get it removed and a new sink fitting put in, I can't ignore it any longer as it's starting to smell :o

    Sorry one and all, a bit of a whinge, which isn't fair on you all as you're all so excited at how my life is changing.

    If I can sort out the magnitude of it all in my head, I might give it a go. The difference is that you have an OH for support and help, I don't. It will be all me. I've been here so long that I don't know the procedure for selling a house, where does the conveyancing come in? and how do you do it? For example?

    Oh granny, how I've missed you :lovethoug

    The notice handing was uncomfortable as the assistant manager was so upset :( but it's done now. I've semi-started the new job, but the official start is 2nd August and the first week will be evenings, 5 to 12. Yesterday I went there at 8.30am to learn how to open up, plenty to do there!

    Good morning :)

    New job sounds ok, am sure if they let you do things the way you want it will all hopefully fall into place, most men usually need telling what to do ;)

    Re the house try not to stress, just do what you can, glad the DS's are helping :) Not sure of all the procedures but if it was me would get an estate agent round to do a valuation, free as far as I am aware and gives you a starting point, also can pick their brains about any possible fixing works and how that would affect the price.

    A few years ago when mum sold her house believe estate agents fees were 1% of selling price and is paid out of proceeds of house. Didnt need to get a lawyer in until had an offer and then they basically do everything you just need to do what your told! Sure someone else will come along who has a much better knowledge than me :)

    Dont worry re decluttering and ebaying I really need to do that, but you have made a start and every small thing you do helps :)

    Well done on handing in your notice Piq - the first step. It's the 'unknown' bit that's the scariest. Get on the web and do loads of research about house moving. The more informed you are, the more comfortable you'll feel.

    But before you do anything, make doubly sure it is the right thing for you to do right now.
