When I went to put my flat on the market last year, the estate agent put me in touch with someone to do the EPC. The agents supervised it so I don't know how long the people were at the flat but from calling the EPC people to getting the certificate took 2 days. It cost about £40. So it is no big deal and only worth getting round to it once you are definitely going to put the house up for sale.
There is a web-site (isn't there always) epc compare.com so you can see local providers and their quotes.Mortgage, draw down Sept 2014: £222,000

Will PM you re conveyancers etc but definitely get some free valuations from local estate agents..and let them know it may be on the market. As I think you have an older property there may be buyers on their books who are after a character property.. And even if they can't get a sale fee from you as you are selling it yourself, they need their sellers/ other customers to buy..if you see what I mean
Re the EPC certificate remember that most people who want a cottage know that it will never have an A rating..they have to suck it up ( as it were!;))

Remember that Rome wasn't built overnight. Give yourself time to adjust to the changes and take one thing at a time. Same goes with doing any repairs or bits for the house, don't try to take on too much at once. I had one of the leaflets put through the door. I thought the new boiler only applied to folk in need. I'll look it out and read it properly.
The Rome advice is good, I'm trying to do to much at once and getting myself in a panic. Morning one and all :hello:
I've been having a think and I have to slow down on the moving idea, I'm panicking and it's not worth getting ill over. I will be moving, but I'm going to give the next month over to learning the new job and doing the gardening and pot painting jobs, whilst still decluttering. Once I'm comfortable with the new job and not too tired. I'll start the moving ball on it's course.
Yesterday I accidentally went £5 over my bank limit which will mean a bank charge :mad: Really annoyed with myself as I'm normally so careful with the money. It's not much use appealing to the bank's better nature either, I've tried that in the past. I'll just have to swallow the charge :mad:
I'm gardening this morning and doing an evening shift at the new job, followed by a morning shift at the coffee shop tomorrow. Luckily this week will be the last of doing the two jobs although, doubtless, I will miss the money. I have three days off over the weekend before I officially start the new job next Tuesday.
I have watchers on some of my eb@y listings but no bids so far. I posted the two items that sold over the weekend and considered walking out of the Post Office it was so hot, apparently they turn the air conditioning off at four regardless of the weather, I had to wait 25 minutes to get served in blistering unpleasant heat. It took all I had not to be rude to the assistant who was just as hot as I was! It wasn't their fault after all.Total debt at October 2008: £67,213.30

A good plan I think to take one thing at a time, no need to stress yourself more than is absolutely necessary.
Gardened this morning, we have had quite a bit of nice steady rain in my bit of the "middle of the country", ground moist and nicely workable, plants and weeds all putting on a spurt of growth, but rain not been heavy enough to bash everything about thank goodness. Bee pot emptied, the Pinks had gone over, they have been planted out and I am off to try and find something else to put in the pot and look for some small stepping stones to put in my big borders, so I can get to the back of them without putting a hoof on other plants.
My memory is not great, so once the foliage has disappeared I forget where bulbs are planted and keep digging them up, think I am going to have to put plant labels in to mark them.

no sense in a mad panic it could take ages to sell/move anyway (although I hope not once you've started on that path..) We've had buckets of rain today, glad I cut the grass yesterday now it will hopefully turn from yellow to green again after it's been watered!
Which bank are you with concerning the charges? Our bank told us long ago that they can refund up to two charges without any arguments (i.e sending it higher to get the ok) in any tax year. I have made full use of that knowledge across my banks since and all have always given me the money back (usually with a 'don't let this happen again' warning) I don't even call them anymore I emailed them the last time and pleaded poverty and said it was a small amount to them but meant an awful lot to me and would upset my whole budget and cause a knock on effect (which it would have done!) and they refunded the same day! Despite all your advice and encouragement I'm finding the thought of moving terrifying, it's the new thing to keep me awake at nightIn the meantime I'll just carry on clearing out stuff and see where that gets me.
So you had an awful lot of worry and change (on top of the usual guff with the coffee shop etc) at the time of coming to a momentous decision, and all of a sudden everything became overwhelming ................ but .................

Bum about the bank charges. That happened to me a few months ago so I subscribed to their texty thing - if I am about to exceed my (£5000 :eek:) overdraft limit they text me, telling me I need to pay the excess before 6.30 pm that day to avoid a charge. Like you I'm usually careful, but the text has saved me £22 on a couple of occasions now......LBM Dec 2011. Aimed, but failed, to clear all unsecured debt by Feb 2019. Finally free of unsecured debt 21st May 21!
Debt Dec 11: Unsecured £69,579 + Mortgage £59,948 = £129,527
Debt May 21: Unsecured ZERO! ZILCH! Mortgage £22,3320
