Solicitors do the conveyancing bit - can be done yourself but its legal stuff so we left it to the experts! As far as selling is concerned...........You know your way round the internet - there is probably stuff on this site...do a bit of research, get a couple of valuations from estate agents, ask the DSs for some help and with a decent digital camera, I think you will be fine:)

Selling yourself is worth a try....you can do it at your pace too :)

Cleaning products, marigolds ( at first I thought you meant the flowering kind :rotfl:) and blokes.............nice combo  Good luck!

Sorry one and all, a bit of a whinge, which isn't fair on you all as you're all so excited at how my life is changing.

It's your diary whinge away :p. I find that the best results come from having a good whinge and everyone wants to offer as much advice as possible unfortunately I don't have any advice other than it's going to be incredibly overwhelming at times with all the new changes that are happening at the moment that you might need to concentrate on only one or two at a time other wise your head might explode :D.

  • Great news about the new job & house move (eventually...) I bet it's a little overwhelming at the moment but just think you could be closer to captain, debt free and with a bigger disposable income very soon :) I hope it all goes to plan and rope your kids in! My MIL is moving soon and my DH has been roped in to doing all sorts from driving a van & moving her to re-decorating old & new house !!! You don't get if you don't ask ;) I helped my mum move last year and I did the de-cluttering for her as she hates to part with anything! Was good to have a clear out and start off afresh in a new place.

    Have a lovely week-end :)

Oh dear emotional scenes with the handing of notice. But tis done now and well done for doing that.

Hope the new job is worth it. Second the spending time doing some research use the EA pick their brains, look on web and so forth.

Selling yourself is a good idea, pictures and so on are simple to do these days. You will need a conveyancing solicitor, loads about phone a few and get some quotes. Ask people locally who they used fact find.

Keep going on the decluttering it will make a difference not only to the pics and how the house sells but also to you and making new starts.

    Rooting for you here!

Pops head up - did I miss the announcement ? Been on jollies for a week with no Internet ... Eek don't want to do that again !

I'd get a few estAtecagents in, pick their brains about doing the fixes, one of my neighbours was told not to put new kitchen/bathroom In as the new purchasers could then pick their own and they wouldn't have made any extra. When you see the fees, and discussed how quick your house would sell then decide if ou want to do it on your own.

Get at least three estate agents round to do a valuation (maybe not at the same time, although I did once have two who coincided and glared at each other) and pick their brains! It will all sort itself out, really it will .....

Take your time with decisions about house selling, hopefully it will all fall into place for you, but just one thing to consider is your personal security as a person living alone. An Estate Agent will (certainly should) take full contact details of viewers and all viewings - Whether you might be at home or not - can be accompanied by the agent. Anyone can reply to an internet advert! Good luck with the new job.

I didn't realise the forum came back early so have missed a couple of days of posting, no matter I haven't done anything too exciting :)

The first trial evening shift at the new job has been done, fairly boring, but nice people. It is a job and money for the winter so I'll get on with it and not moan. It made me realise that I must have new shoes, the floor is very hard and cold and working a full seven hours will kill my feet, back and hips in the wrong shoes. Yesterday I spent out on a decent pair of trainers, lovely black suede and lavender accents. They don't look too bulky but have thick bouncy soles with a bit of a heel [not a heel like in a shoe, but goes up at the back so your foot's not completely flat]. I believe they will make the difference between happy and pain, a necessary spend.

Yesterday I listed a few items on eb@y as it was a free listing weekend, so it was the slightly more than 99p items, no sales yet. A couple of items from last week have sold meaning I must pack them up and send them off before the coffee shop shift.

Saturday was gardening job and housework then the learning the ropes at the new place. All go around here!

I've been reading up about selling your house and one of the first things I have to get is some energy performance certificate, bet that's not free :( Plus my boiler is so old it can hardly be performing at all :( Despite all your advice and encouragement I'm finding the thought of moving terrifying, it's the new thing to keep me awake at night :o In the meantime I'll just carry on clearing out stuff and see where that gets me.

Piq have you looked into the governments free boiler renewal scheme? I looked a while ago when ours had to be done. It's NOT the scrappage Thingy.

Remember that Rome wasn't built overnight. Give yourself time to adjust to the changes and take one thing at a time. Same goes with doing any repairs or bits for the house, don't try to take on too much at once. Remember the juggler: when he is juggling a few balls it is all safe and manageable but when he tries to do 50, it all goes to pot!
