I have booked to have a second viewing of our property on Sat, so will ask the EA about the Utility list then. We have asked them to turn on the central heating as it wasn't on when we viewed the first time, and it was picked up on the homebuyers report too. Don't want to buy a house were the heating doesn't work!!! Also want to measure up and have a proper nosey too.0

Because we have had poor news. Our buyer needs a letter from the Home Office before her mortgage offer will be released. This has been hidden from us by her mortgage advisor for the last month. Now our vendor is saying that if this isn't resolved soon (ie within days) she's pulling the plug.
We phoned the buyer directly last night as I thought we might get the full story and we did. I think this whole process is going to end in tears. The HO say they''ll issue the letter by Jan 17th but it will be too late for us then I fear.

LOL - silvercar im so sorry but i honestly am so nervous havent had a good nites sleep at all esp the last few weeks, I know we are meant to keep calm after exchange but im so worried its all gonna go wrong somewhere, i dont even know what im meant to do next since the exchange yesterday, all i know is that all the money for completion has got to be in the solictors account by monday which is in the process of bein done..
I have been searchin google for some info on what exactly does " releasing funds mean" and what steps are in place for this, i.e if any more credit checks are being done anymore proof needed, although i think by now they should have near enough a suitcase full and what if they dont release the funds :eek: then what will happen im so worried lender is gonna say NO, solictor is gonna make a mistake like she has done so far oH dear im all over the place now.. etc etc
Thanks, for puttin up with me but hopfully ive only got another week to go and ill try to keep as calm as possible. :eek: :eek:

If its any concellation I do feel same as you dkny although I have yet to complete, any day soon all being well. I cant help but think something else will go wrong
I am so tempted to ring solictor to find out whats happening as we were hoping to move before Christmas or at least get everything sorted.
We have all sorts of problems like.
1. Seller asked for more money (full asking price) and thus relented on a previous price we agreed on, we had to agree on that or possible loose house. Very few 3 bedroom semis on market at that time and veen now it aint changed.
2. Found our house has a water meter so concerned about possible increase in water bills for a family of 4.
3. Mortgage fees shot up
4. Found possible problem in loft of house we are buying, had a expert look at it, and it will cost £360 a lot of cash for us, buyer wont pay as they claim that expert said they couldn't find anything, yet survey pulled up on it and to get expert opinion which we did, we have no idea what the loft is like.
5. Problems with some sort of covedent with our kitchen extension, we have no knowledge of this and extension is 13 years old and was supervised by the council when built. Thats now sorted
I just cant help feel so negative, what else can go wrong. I hate house buying now, never again, we dont even have a damn chain either side and our buyers have been very good so far.
We had a good start, got buyer straight away. Now I even suspect a legal bill will be more than we wanted, I hate all this money paying out this and that, when you ain't got a lot to start with its a huge drain, we didn't even have a Christmas as we decided to put all our money on the house.0 -
Exceptional forum- ive only just found it!
Having read through the whole of this thread I thought it might be useful to report on my two house purchases which happened 2 weeks ago and 6 and a half years ago. Both show that the buying and selling process can happen very very quickly!
1st house with no chain (we were ftb) and vacant possession- nice easy one to start on the property ladder.
Viewed house on 2nd July (Sunday)
Offer and accepted on Monday 3rd
Mortgage on Tuesday 4th- agreed Thursday 6th
Valuation on Friday 7th
Moved in on the following Friday- total time less than two weeks.
What did this teach me? If solicitors/estate agents/mortgages companies/sellers want to sell a house quickly they can.
Also taught me wait for no paperwork ever- I always make 5-10 phone calls a day to chase everyone up and collect paper work from solicitor and mortgage company the same day and return it the same day.
2nd house purchase was two weeks ago when we were 3rd in a chain of 4.
I found this thread interesting because my friend said we would realise how painful house moving was now we were in a chain.
We found a house we loved at the start of November but were advised it would be tough for us to sell at this time of year so wait for Spring!
On Monday 13th November we put an offer in for the house which was accepted. Our house went on the market the same day and by the time the details were out we had our first viewing on Thursday 16th followed by a second viewing and full price offer on 17th Nov. Only one viewing to sale.
Another word of caution- my estate agent told me my house wouldnt breach the £250,000 STAMP DUTY figure and priced it at £235,000 when we had a valuation done in May last year. We felt it was worth £275,000 and it sold within a week at this price in the middle of November!
Anyway, using the same routine of polite pestering on the phone everyday and picking up forms and returning the same day has worked a treat. In exactly 5 weeks we have gone through the whole process and moved in on 18th December.
My only thoughts from all this is all the timelines companies give you are insurance against delays to avoid complaints. You can take the '4-6 weeks to get a mortgage offer' and then get on and do it in a week as we did both times. Solicitors seem to hate phone calls and left to their own devices will send a letter out on the monday that you get on the wednesday. You hold on to it as you are busy and send it back on the weeked so it gets to them the following Monday or Tuesday. I honestly think this is where all the time goes.

Its nice to hear good stories Mike - glad it all went through quickly for both times. We started this house buying business the wrong side of Xmas, but I think we have done well so far. Was on phone to EA this afternoon to talk about dates. We aren't in a rush tbh, but we are ahead of everyone in the chain and I have a feeling it won't be us delaying things! Still, I always think positive and I keep smiling0

I have to say I too agree with Mike we collect as much as we were able to from our Solicitors and in turn never posted a thing back to them we popped all correspondance though the door on our way to work even if it was a little detour. We also completed all paperwork the same day and set ourselves targets of getting paperwork back within 24 hours, shame our buyer and vendor at the time wasn't as efficient as we were and if more people were this would speed things up considerably.House purchase completed 6th December whole process took 4 months.
