    SNAP!!

    DKNY i too got my keys on friday and echo everything you said. i can not believe i am actually in my new house. was at MFI yesterday and my new kitchen arrives in 4 weeks. only downside to us getting the keys to the new house is when we went in the previous owners did not bother cleaning. i have seen cleaner student accomodation. in fact the cooker & oven is so bad i am not going to even attempt to clean it.

    it doesnt matter though as i got the keys.:j

    And Jammin! How brill you are in at last! I can't believe they didnt bother to clean though, thats not very nice. Still, your'e in and that is what counts!!!!

    My news is that the contracts are in the post but I still dont know what is happening as far as exchanging goes. Still aiming to complete on 1st Feb though. Fingers crossed!
  • YAYYYYYYYYYYY!!! At long last we're almost there!

    Its been wonderful to have access since exchange and means we've managed to get the garden sorted - hardstanding put in for kennels to go on, laminate down, blinds up. Carpets go in and kennels to be put up tomorrow. :T

    Official move day is Wednesday..............BT sorting the phoneline tomorrow too so hopefully we won't be offline too long ;)

    A BIG thank you to everyone who has answered my (many :o ) questions along the way and to all the others who have helped by posting their questions about things I hadn't even thought about!!! :rotfl:

    I'm getting excited now! Its a beautiful house and we feel very lucky. :j :j :j
  • Offer accepted on our house a week ago today (FTB), offer accepted by our Vendor a week ago tomorrow (no onward chain). Contract from our vendor came to our sols today (luckily I work there so am on the ball). Our buyer has signed his mortgage papers and has solictors instructed. Our Fixture and Fitting list has been prepared and we have received ours from the vendor. Our contract shold go out to our buyer this week. Takes one week for our LA to undertake Searches, which have gone off today. Our mortgage application has gone through. SUrvey instructed today so should hopefully receive that by end of next week. Just waiting for a fly in the ointment now, it is just too damn organised!

    My buyers contract is suppose to be sign on Wednesday and my sellers ins signing on Thursday, I alrdeay pre-signed the forms a month or so away which solictor want hand out until he is satisfield.

    What i am worried about is what if my buyer signs and my seller doesnt, that could leave me in a difficult position if someone backs out, I couldnt move out if the worst happens, family of 4 homeless.

    Poppy dont worry about the signing thing, its the magic phone call "are you ready to exchange" that happens between sols that is the important thing.

    Update my end
    Im going to call EA to call buyer at 9- are there ANY MORE ( please no) outstanding issues? can buyer contact thier sol
    I know buyer wanted to exchange weds, is this all OK from their end
    Call my sol and give them the update and prepare them and give them a lil kick to do what they should be doing ( ie what im doing LOL)

    If all is well ,Im simply waiting for a phone call after that :eek:

    If we exchange today or tomorrow, ill be off to the rented houe to start the tenancy asap and get cleaning :D Ive been waiting so long for this it simply MUST happen soon!

  • ooh Lynz I have butterflies in my tummy on your behalf! (A weird feeling, actually...).

    I may ring my agents later today just to double check that my slow nervous buyer has finally instructed sols. she should have got the survey back by now - bet it scared her...my first survey (on this house!) scared me - and we certainly haven't done everything it flagged up. But the house hasn't fallen down / burst into flames in the last 3 years so I guess it wasn't as important as the survey made out...

    will search results be likely to have changed at all in 3 years? There's no planning going on nearby, and 3 years ago searches were all fine for us, so will they still be for her? 'Cause if that's the case then I can't see any more problems...(depending on what her valuation survey for mortgage are prepared to give her & so on).

    Ooh it'd be nice to be in by Valentine's Day, as we didn't make it by Christmas...

    No solictor would put you in that position without explaining the implications very clearly and your explicit instruction to do so. They will just hold onto the instructions until required. On exchange the solicitor at the top of the chain phones the next one down to get their agreement to exchange, that agreement is then available for the day. When the phonecall reaches the bottom of the chain, the calls start going up the chain confirming that exchange has happened. Money is sent along the chain, usually via CHAPS and your done!
