Grr, I wrote my solicitor a letter before Xmas a letter informing them the property was in a disadvantaged area and as the purchase price is less than £150k the transaction qualifies for full Stamp Duty Land Tax relief and they've filled in the form without taking that into account. Don't know why I bothered wasting my time writing the letter!
Will phone them in the morning.... not paying £1,500 to the tax man if I don't have to!0 -

the managing agents are county. they have agreed to write the report and send through tomorrow- yes, Im going to call and ask them to fax the reports to sols, then with a bit of luck they will be ( she says) with the buyers sols by monday. If a faxed copy is acceptable? Whatever, Ill ask for it anyway & a postal one.
Weve been considering this, shall we call the letting agent & offer another 200 quid to give to the LL to hold it for 2 weeks? the Letting agent did want 500 but cos she liked us she offered to hold it for 3, so we should have paid 500 as a holding deposit in anycase. if and when we move in that 500 is our deposit on the house.
The house is such a good deal, really great price location the lot.

I would phone the letting agent and tell them you wanted to keep them informed rather than wait for them to contact you again (should get you browniw points). Tell them the one remaining issue on your sale has now been resolved. You will therefore definitely be taking the house and you will give them a moving date (presumably that is what they are waiting for) as soon as you have spoken to your solicitor.
Wait a few hours then tell them your solicitor won't be ble to give them a date before Monday.
TBH your landlord is probably desparate to fill the property, voids are painful. An extra £200 will not make much difference, he needs the rental income. From your point of view, if it still falls apart there is no point wasting another £200.

No thats the thing silvercar, well lose the 200 quid.
I feel like Ive been giving them the "one more day" line for far too long, as of course have Iand now Its time to show we are serious, and we will do anything to keep it going. If we lose this house we lose 300 quid and back to finding a place thats a) decent b) in a good area c) with a garden d) will accept pets d) with me being still unemployed.

If they start looking for another tenant on Monday and find one next week, they still have to be credit checked etc. Any new tenant won't be in a better position than you before the following week. By which time you should have more of a feel whether your buyer will exchange or not. Ooh Lynz, I don't really know what to suggest, but I wanted you to know I (and my hubby who reads over my shoulder!) have our fingers crossed for you. It all sounds so close, I hope it all works out. Think positive! (At least that way you're more likely to sound positive too if/when you talk to your letting agent).0

Ooh Lynz, been reading this thread and just wanted to say hugs your way. How frustrating everything is for you! I don't know what to suggest, but good luck. Surely it will take them time to find a new tennant and all they have to do is wait a few days for you?
