    Poppycat - good to hear you sorted out the dispute, had a similar one last year and to my surprise it was dealt with properly and not hanging up, they sent a letter our staright away that the error had been sorted and no action was required.

    jamminjamaica - Sounds good, if the house you are buying is empty and no one is holding things up then i guess everyone could be in sooner, Our seller moved out a while ago and we arent in a chain so am hoping i could get keys first thing, need to get crackin with the packin too :) Not long now :j

    wigglygiggly- Good luck with the school front if they are both the same then thats even better either one will be good :)

    Heres hoping we can move out before Jan, solcitor mentioned when is it convienant to move, anytime really but my sellers need 2 weeks, I like to move between Mon-Thursday (fridays and weekends are too busy days on my street as traffic is bad)

    Ooh, everybodies stories are getting very exciting, I have my fingers crossed for all of you (yes, I have lots of fingers! :D).

    We've got our transfer of deeds for the house we're buying and apparantly are just waiting for one more search to come back on that, everyone seems happy that end.

    However I heard from the EA that our buyer definitely *hasn't* instructed her sols as she's been waiting for her mortgage offer from Nationwide 'as they've mucked her about a bit and she wants to know what her rates will be etc before instructing' - what does that mean? Would she not instruct her solicitors if her rates were raised? I don't really get why she would want to wait - unless she thinks she won't get a mortgage in which case she won't want to spend out on searches...is that likely? Because we've done & spent a lot on the understanding that she's full steam ahead to buy our house & it's already been a few months, and it feels like we've been holding up our purchase for her already.

    EA told me that she'll get her mortgage offer out (according to Nationwide) 'by the end of the week' so she'll be calling me back on Thursday or Friday to let me know, and that once that's in place she'll be instructing her sols. She also said that searches only take about 10 days so it'll be quick from that point - is *that* true? As it seemed to take a lot longer for our searches and I don't know that our buyers would be happy to wait another few months...

    Ooh it's lovely having other people to talk to this about, isn't it? I don't get much computer access but I always look forward to reading everyones updates & getting your lovely advice! :)

    i think you have hit the nail on the head here. I cant see any reason why she wouldnt have instructed as of course, it doenst matter who the lender is, the sol will sort it out :confused:

    This is one for the EA to get on the phone and sort this out - why hasnt she got a mortgage sorted ( if she used a broker the rate would have been given to her on a print out) :confused:

  • I dont understand why she hasn't instructed her sols yet already either. We put in our mortgage application and instructed our sols on the same day - hence why, so far, things appear to be going quickly and smoothly. I would start nagging if I were you!!!

    Morning all,

    I couldnt sleep last night getting excited now...

    We have decided for completion to go ahead as planned tomm, as the seller cant get a day off to move the last few things out today and they will be removing the last bits and bobs later today, still exciting its all happening tomm :j best not to rush these things even though solictor didnt mind completing today o well roll on tomm

    The houseing association claim couty estates manage the property
    county say they dont
    no one knows who the managing agents are

    What a ****ing mess :cry:

    Lynz, you could write a book on the whys and wherefores of buying and selling shared ownership!

    Don't you have bills to the managing agents for service charges that you can produce to PROVE who your managing agents are? Your solicitor should be fielding these questions and telling the buyer's solicitor to stop messing around and exchange.

    With this job in the bag, are you in a position to give your buyers a deadline to exchange by and otherwise remarket the property?

    Almost scared to ask, what is happening with the rental place you have lined up?

    I know
    I simply pay a service charge to ther housing association for maintainence, cleaning repair etc. Im certain that the maangeing agent is the HA themelves, at least, Ive never been told of anyone else being involved

    if there was a change in managing agent surely I would have had to have been informed? Woulsnt i?


    Apparently they pay county, but county only manage half of the building ( its split into 2 seperate bits our side SO & rented to housing assoc tenants, and the other more lux side was sold on open market

    County manage the lux side of the development - theyve confirmed that, and confirmed they dont manage our side.

    The LA of the rental place has indicated that its pretty much about to fall through & they have to remarket - im getitng the any news email daily adn today its got much firmer
