Hi dkny - you are so close, I'm jealous! As far as I'm aware stamp duty is paid after completion, the sol just asks for it up front so they know you have the money to pay it. Good luck!Addicted to Facebook0

Thanks Vick.. Remember we all wanted to be in before xmas lol, I am pretty sure you will to be in soon, This has been a VERY long journey indeed which will stick with me for a very long time lol...You sound really close with your purchase too, bet you will be in for before you know it good luck

I am really peeved with whats not happening I dont think its my solictor thats at fault he is quick to reply by letter/phone. I dread ringing in case it costs money for time.
I am still waiting almost a week for whether the seller will contribute to a problem at there house. Granted she disputes that work doesn't need doing, but survey mentioned a potential problem, I get a workmen to look at it which they told me to do. They dispute it needs doing but workmen quotes for work. I mean okay I no where they are coming from, but surely they should she it our way we are in the dark, never seen the problem in the loft, surely reasonable to expect to pay 50/50 its only £340 for 100%.
I have things going on in my head, what if my buyers pull out now? its been 3 months and no chain either end. What is the sellers pull out I just want to move its going to be at least 2 weeks assuming legal side is done, as the sellers need time to pack to Oz.0 -

A move before Christmas seemed so easy in September.... and then in December a move in January seemed totally do-able, now it's quite tight for me, might roll into Feb....
Our buyer called having read his report from his (useless) solicitors, asking about some alterations to the house in 1985 with no planning permission and apparently a dispute with our neighbours due to this - he named the 2 parties in dispute and neither has EVER lived in our property (only 3 owners since 1918). Turns out the idiotic solicitor had put something in his report that was intended for another of his clients. My solicitor had some choice words about him, a few months ago she was diplomatic about his inefficiency but she's way beyond that now! Buyer signed contract after clearing that up and has posted it back to his sols but I wouldn't be surprised if there are more errors somewhere....Addicted to Facebook0 -
Ahhh finally i can join a thread like this (scary!) flat offer accepted, first time buyer so no chain my end (phew!) solicitors instructed, mortgage offer going through (need to chase my HR dept for some paperwork re my new promotion and new salary etc) just waiting for the other guy to find somewhere... nervous times!
if the seller doesnt find anywhere soon i'll have to start looking again tooneed to be settled by may time as thats when parents are off around the world sailing and this house will have been long sold

Isn't it funny how a lot of these problems seem to be down to the solicitors? Maybe they should be buying Conveyancing for Dummies???

morning everyone, just wondered how yous are all getting on. nothing new for me to report except for that i am still on track to exchange and complete on friday.
there is so much to do. i went home last night all geare up to tackle the packing and i ended up with a migraine and in bed for 8 o'clock.
DKNY- with regards to stamp duty my solicitor told me it is payable after completion.0 -

well discussed issue regarding stamp duty woth silcitor and they are happy with us paying half on completion and the rest next week, im happy with this so are they - :T
nothing new here either just waitin to complete now, solicor said tocall around mid morning for an update on friday, hoping to complete by 12 as we are not in a chain...

Right guys, after the last few days I got myself in a right pickle the stress has got to me, it started to make myself ill, all the waiting, what if scenarios, I no you shouldn't but its getting to me. Well I got a bit of good news this morning so thankfully that's perked me up.
I wrote to Halifax in late November or early December (I cant recall exact date as its on other pc) disputing the chargers for exit fee of £175. I believe it is totally disproportionate to the actually costs, having also had a mortgage with them since 1989, first I was aware of the costs.
Today I got a letter rejecting my dispute. So I rang them and asked to speak to the lady who wrote to me. She said that she cant reduce the amount but would put my complaint to the next level and she would ring back later. 10 minutes later I got a call and she kindly said that on this occasion they will waive the fee. I thought I would have to fight it a bit more, but no. I have asked for this in writing just to confirm this.
Right on the house, I have another document to sign about the sale of my house, transfer deeds.
On our new house the owners have now relented and will pay the full costs of spraying the loft to kill possible bettle infestation but only once the are out, costs is only £340, so I think that's fine. There's one matter which I don't no what it means from our new property about final completion certificate in respect to works that have been carried out. Vendor will pay for this, without benefit of restricted covenant. I have to get clarification of that later today.
Solicitor says it could be end of Jan early Feb when we can move due to 2 weeks notice the sellers need.0
