    lol! I know it is ugly, never said it was pretty and no need to worry, am not planning on living there or buying it! But if you got rid of the manky white cladding it would look much better :)

    The plus points it has in my eyes is the five bedrooms which we could do with, and it is really near my son's primary school and we could walk easily to school rather than driving! It has a better bathroom suite than we currently have also.

    But as we have negative equity in current house (3 bed end of terrace) there is no way we will be moving anyway for the forseeable future...

    There's not a lot at the lower end of the 5 bed house market unless you want to live in ED which were designed for huge sprawling families (on the dole) - check out the 4 bed in Southfields for 100k :eek:

    OP.

    House looks OK from the pictures, however there can be 'issues' on the avenues. I've not lived in Hull for years, but the things I remember are:

    a. Car parking can be a nightmare - check at night

    b. There used to be a large number of student flats / HMO's in the area - what are the neighbours like?

    c. I had a couple of friends in the area who suffered badly from subsidence - are there any signs?

    Put in the higher offer yesterday - EA informs us that it will complete tomorrow...

    Bit glum. Should have been quicker. Also a bit unsure if the EA really did pass on the offer to the vendors which, after all that soul searching, really peeves me off!
    I am tempted to call EA personally (have been using a go-between) and check if they really did pass on the offer but OH thinks we should just leave it and not annoy the EA. Afterall what can be done if they lied to us and didn't pass on the offer, if it's sold tomorrow?

    It's just a house...
    Mortgage free plans on hold!

    Not sure how the EA can claim that.
    That's assuming it wasn't already SSTC for while when you put your offer in.

    Watch out! Make sure this doesn't happen to you!

    I was NOT satisfied with the EA so I did some detective work! Paid the £4 for the land registry deeds, found the bank who held the debt over the property, called their repossessions department and managed to cleverly get through to the person dealing with the house!

    I asked them to check they had received an offer as I though the EA might have 'forgotten' to pass it on and because surely they wanted the highest price... Well, they did pass it on but it was declined because they thought I hadn't viewed the house (I had!) and the bank would not allow an unseen offer, just in case the buyer tried to negotiate a lower price afterwards. An intermediary (who also saw the place on the same viewing day as me) had put the offer in on my behalf but it was clear from my mortgage promise etc. who his client was - me!! The bank was confused and told me to call the EA and put in my offer again personally, which I did. Cue bemused EA - 'How did you find out which bank was involved??? That information is private. Well, you aren't on the list of viewers for that date, oh, hang on, there's a second page'

    I love public records!!!

    So, now it is down to who can offer the most money tomorrow. It may still not be me but now I really know that I have tried my best to get this house. Just feeling sorry for the people who put in the original offer having to deal with this so late, even though I wasn't aware until today of how far into the purchase they were.

    Estate Agents, huh?!!
