I put in an offer of £165k and unfortunately someone else has noticed the 'potential' of this property and put in £170k.

It is possible (on paper) to stretch to £175k but that is totally against all my MSE feelings!
Please tell me all the sensible reasons why I should not stretch myself, and that house prices will probably keep going down next year, and that I should only do one thing at once (babies/move house/DIY project) and that it's just a house and that I have one already...!
I am waivering.

It's totally fabulous! Buy it. Look at the original features! You don't exactly need to move again, do you.
I wish I could buy that near here for that price. I couldn't even find a house with that much character near here.Everything that is supposed to be in heaven is already here on earth.

- There's no guarantee that £175k will get it (bidding wars still happen for the right houses)
- House prices should continue to go down and (no offence to Hull), I can't see it bucking the trend if you can already get nice 5 beds for £175k!
- You already have a house - leave some for us FTBs

Totally agree with Doozergirl - it has oodles of potential/original features and is an amazing price (compared to down south anyway) - you'd be silly to let it go for the sake of another few thousand as long as it's definitely still within your budgetMortgage-free for fourteen years!

Looks really nice. You could budget just to do one room at a time as and when you have saved up the cash.
Alternatively, you could do up the top floor first and put a bathroom in there, get 2 lodgers (maybe Monday - Friday people) in to provide an income and then tackle the rest of the house.

That's very true - we looked at a repo in April that was on for £234,000 and it is now being advertised as under offer at £297,000 (in South East though) :eek:Mortgage-free for fourteen years!
