    Congratulations! The Avenues are great (my son lives in the next one and was in Westbourne for years previously). You have the park at the end of the road, all those cafes and restaurants just round the corner, some good schools, those brilliant wooden carvings and it's a conservation area. Some of the houses that are student flats down the other end are huge and if one ever came up for sale I'd have it, many still have stunning original features like yours - high ceilings, amazing staircases - god that area has an incredible history, think of all the wealthy families who must have lived there.

    It's a great buy, I'll give you a wave as the speed bumps threaten to remove my bumper next time I'm passing - oh and say hi to the family of ducks who criss cross those roads all the time!!! Why wouldn't anyone want to live in Hull?
