I have gone over the sums again, taking into account EVERYTHING (council tax, water, insurance, etc.etc.), and the worst case scenarios of interest rates going up by loads and it still leaves us with £50 spare per week. Is that enough?
Think it's time for a chat with the Oracle...(my little sister).
I also feel a bit bad for the original offerers - the EA won't tell me if it a person or a company (would feel less bad then). I would be peeved if it were me!Mortgage free plans on hold!

A nice looking house, to be sure. You'll know the area best but Rightmove shows that 'done' houses of similar size in the area (within half a mile) top-out at £300-£325k.

So if you could pick it up for £175k or thereabouts, the cost of a full refurbishment could be money very well spent so long as the numbers add up.

It looks great at first glance, but the few pictures there are show it to be in need of work. The hallway is a good example - the stairs look great, but the carpet looks worn and the hall looks dark. If you are stretching to reach £175k then I wonder if you have budgeted for the work needed in addition to the purchase price?
I also don't like the look of the neighbour with the boarded up windows, as geoffky noted.
I wouldn't rule out £175k, but be clear you can still afford to do any needed work, and that next door property will be fixed up, and that the property would sell for enough to get your money back.0 -

NDG's area is 8 times higher than mine, whilst yours is about the same as mine. I don't think the figures are corrected for the amount of population in the area, as some of the figures seem very low.
Central London always looks much more dangeours than it is, because of the millions of people who visit and work here, but who don't live here....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0
