help...water bill is £4000 a year.

That is maybe part of the reason I got annoyed as it is all well and good asking a question but it is normally polite to answer any in return as people here are only trying to help and some of us have worked with this field.
OP, while all of this is going on I'd think that it is worth reocrding it each day, morning and night, and if you find it whizzing call the water people right away and see if they will come out as an emergency.
The man who works for the water company said they only go back 13 months (on page 3) so this is why I said the money is gone. I understand what the man said and what the op said but that is not what could happen if it goes down the correct route, which is why I kept asking if he did a proper cross complaint as they have powers way beyond " the man who works for the water company" they report to the water company and OFWAT and have more powers as they are also the ones who are expected to take cases to court etc
I did not realise bubba fin was already here, thought you said she was on her way. Enjoy her while she is little - they grow up, go to school and start chatting back. Happens in the blink of an eye.

What a nightmare you are going through.
Did you say that your property is old, 500 yrs old? My gut feeling is that somehow you are definitely supplying another property/trough/the pumping station, something that only draws water at irregular intervals.
I know of situations where this has happened - a meter installed on the pavement outside v old property, but water co is completely unaware that pipework carries on the other side. It could even be a couple of miles, yes, really.
Do you have a stopcock indoors? Have you asked them if its possible to instal an internal meter, that would definitely only be recording your usage?

Exactly - if the meter is moving and no water is being used within the property then it shows that someone else might be on the supply or a huge leak might be occurring.If you haven't got it - please don't flaunt it. TIA.0 -

ive seen this happen twice before and it turned out to be the toilet that was flowing all the time, these modern ones without the ball float.
can stick open and are quiet so you will not notice, as there is no overflow pipe either you will not realise that the water is just running down the pan.0 -
Energy, it is a hell of a lot of water for a toilet but a joint supply to a cattle trough would do it.
I do wonder where the flow meter was placed > was it before or after the meter ?There is a race of men that don't fit in; A race that can't stand still;

when it happened to my sister the water company told her she had used enough water to fill a swimming pool it took her a while to find out what was causing it.
toilet repaird and she has not had any more problems0 -

Really wow..That is a lot of water but surely though it would be constant where as the OP's problem is only happening some times..Over 4 years granted but without a statement of account it would be hard to work out when and I am not sure they have one or not.There is a race of men that don't fit in; A race that can't stand still;

if i was paying £4000 per year
the first thing i would do is
if the meter is fitted in the street ok. to see if there are any branch pipes running off your pipe i would go on ebay and buy a water meter for about £10 then i would fit it after your stoptap in your kitchen about 1hrs work then take the reading from the meter in the street and wright it down take the reading from the new meter in the kitchen then every day check each meter and if they read the same ammount but show a high reading then you have used the water some where in your house but if the readings show different consumption on the meters then it looks like you have a branch pipe0 -
