    It is a dreadful situation. Taking into consideration the amount of work you have undertaken since purchasing the house, I would also be reluctant to accept less than I paid for it, even taken into account the fact that house prices are down 10% or more since June 2007.

    "For that sort of money I would expect tip top condition." Is that a fair comment, though? Do you live in an area where terraced 2-bed houses go for £250k+ ? If the roof were putting off prospective buyers, the OP would be getting offers, just a bit lower than she wants, but she'd be getting offers. The fence is neither here nor there, although it wouldn't hurt to tidy up.

    I read somewhere that one third of your viewers will be actively allergic to your pet, and another third won't like your pet, and that by viewing the house with the pet in situ (along with its litter tray...... urgh), you're alienating the majority of your buyer base.

    It may not be truly 2/3rds in total, but the principle holds.

    We had some neighbours on the opposite corner to our holiday house. They had two large dogs that they allowed to carp on the lawn (and they didn't clear it up). The house stank really badly of unwashed dogs, and even they sold eventually. But, this was at the height of the boom, when you could sell the house next to the fire station. I like dogs, btw, but that smell would really have put me off buying their place.

    I would have a breakdown if i had to pay 320k for that....oh god its great to be up north... 80k were i live for that.. Nothing personal to the op but its a small two bed house...that is it..



    To the op...do you realise what sort of wages you need to earn to buy your house comfortably...have a guess!!!!
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I would def not buy a house from someone who has dogs, there is always a horrible musty smell.

    Cats are much cleaner, but again some people do not like them. Again though if this is a reason that is putting off viewers of OP house, then the agent needs to be extracting this information.

    But that is on a much nicer road (looked on Streetview) - it is very residential with a Victorian uniform style for all the houses.

    Your own road looks quite scruffy in comparison with its double yellow lines, pub and Slot Leisure (whatever that is, but it isn't going to be increasing the values of the surrounding houses any) two doors up. The mix of different housing styles and other businesses on your road is not doing it any favours. Also the "Oriental Mobile Outlet" parked in the pub car park hardly screams luxurious lifestyle unfortunately.

    These things are going to put a lot of people off and you comparing your own house to the one on the much nicer road suggests that you are not really seeing things as potential buyers are.

    I think it looks nicer and is 80 grand cheaper.

    The other house is 54 square metres, the OPs is 91 square metres, so there is quite a difference. Of that the conservatory counts for 6sq m, the rest is in the fact the house is slightly wider and there is an upstairs bathroom(perhaps the result of a two storey extention rather than a single storey in the other one).

    I think the OPs is worth more, but I would be tempted to buy the other property and see how much extention £80k buys...

    googler - i suppose my question is what can i do about the pet situation, we make sure there is little evidence of cat to show in the house but she is obviously there, the littler tray is not out anywhere obvious, it's acutally quite well hidden and very discreet. I won't get rid of her and puting in a cattery for the forseeable future isn't an option as 1) its really expensive and 2) she's a very nervous old girl and would probably have a heart attack and die if we attempted to move her from the house! In fact i doubt anyone viewing has actually seen her as she normally hides when strangers come into the house. We are removing the cat tree from the upstairs tonight in case thats putting people off.

    I'm also going to have to play hard ball with the agents and get some feedback i think, no more mrs nice seller.....I want to know why people aren;t offering.

    Something i should have said was that we have had 2 people who would have liked to offer but neither are proceedable as they haven't sold their own places. I guess it's partly a few things that might be putting off people that hopefully we can try and work around and partly just the market and the position of the buyers in it.

    I'm just bored of the process, I just want the house sorted so i can relax and just be pregnant without running around manically tidying and cleaning every time theres a viewing in case this is "the one"
