I know this area really well, living about 8 miles away
. The problem is that it's really a starter house, and salaries around here now have stayed the same or dropped. People are being careful because there are also a lot of redundancies flying around from some of the big organisations, and additionally mortages arent as generous with the multipliers now not being as they were a few years ago.

All the experts go on n on about the "WOW" FACTOR - having something other houses in same bracket dont have - can you do this - maybe re do garden and really create wow factor there - The tv house doctor is a great programme to perhaps apply see if they are doing new series.
Maybe go and see other houses for sale similar to yours with an honest friend and see how it compares?
Perhaps put together a small information pack for viewers detailing area info like schools ect or even hold your own open day?

Anyone seriously thinking of parting with one third of a million pounds would look at how much similar properties on the same road have sold for. Also, you have the thorny problem that you bought at the peak of the market.
If you check the rightmove comparison report for your postcode, it shows other houses for sale in same postcode, houses that have been taken off and recent achieved sales prices.(tried to post link but I'm too new here!)
All of the above indicate that the peak for your street was 2007 and on current trends you are about 10-15% overpriced.
If you can afford to sell and get the house you want, given that most buyers will be looking to bring you down from the asking price, my best guess is that you should advertise at £320k and hope to get £295-300K.
In summary, you have 2 ways of making this move happen. You can hide your head in the sand and hope to get full asking so you can pay full asking on the house you want. Or you can make Martin very proud of you and do a deal with the vendor of the house you want to enable you to be price competitive when selling yours.0 -
It's actually very well-presented on Rightmove, and you have had plenty of viewings. Probably the price, I guess, or the state of the market (which amounts to much the same thing, really).

GDB - we do have one crazy old cat but I don't think she's smelly, we do try and also hoover up stray hairs and wack the air freshener on before viewings just in case though. I hope she's not putting people off because there's nothing we can do about her really, her litter tray is hooded and cleaned regularly but she's an indoor cat she is in the house when there is viewings. How much would a pet put people off do you think?0

That chap who got sacked from the BBC for playing a joke on Sacks, can't say his R's properly, what's his name? Anyway, he had great trouble selling his old home, which they'd moved out of. Then a friend told him about the smell- that he was oblivious to. He stuck new carpets in, cleaned it, and it sold. If you can work out the guy's name - sorry I'm not good at names- you can google for the story.

Im allergic and have asthma and to be honest it would be a serious issue for me especially if you had carpets ect - v wooden floors but really i guess for house of dreams no it wouldnt be enough but if it were between your house and another then ......
I guess it gotta b price as i have looked and its beautifulbut i think the posts here have a clear theme x

It's a lovely house and decorated nice. I am not familiar with the area, but where I live you could get a 3/4 bedroomed detached for that price!
Why won't the neighbour replace the fence panel? I think it should be done, even if you have to do it yourself.
The picture of the garden isn't very good. I didn't realise there was a conservatory until it was mentioned here, as there is just a small line about it in the details and no photo. Get a photo of the 2nd bedroom too.
I think I would have a problem with the front door opening straight into the lounge personally.
I have worked for an Estate Agent in the past and what does this mean....? Have never seen it before. It just seems a bit pointless.

your house looks nice enough to me but i would be put of coming in the living room from the front door.i know you say houses have sold for more than you have nearby but if you want to sell you need to drop the price otherwise wait until it does or if it does at that price.one thing with cats my mum has one hard floor in the hallway but i can still smell the damm cat and my mum is a clean freak so maybe that might be the problem good luck.Before you point fingers,make sure your hands are clean !;)0
